Description

Cozy older home. A two-storey, semi-detached house on a corner lot in Old Ottawa South, a lively and diverse neighbourhood between the Rideau Canal and the Rideau River, characterized by mature trees and wide, covered front porches. Our house is a leisurely 10-minute walk through Brewer Park to Carleton University, a 20-minute walk to Saint Paul University and a 20-minute drive or bike ride to the University of Ottawa. Hopewell Avenue Public School, JK to 8, is a five-minute walk without crossing major roads. Glebe High School is a 20-minute walk or a shorter bike ride away. The house is one block from Bank Street, which runs through Old Ottawa South and the neighbouring Glebe and offers a wide array of shops, restaurants and services. Close to home there’s the municipal library, a revue cinema, a Shoppers Drug Mart, several coffee shops, several pubs and restaurants and a well-stocked, mid-size grocery store. Crossing the Bank Street Bridge, the new Lansdowne development has cinemas, stores and restaurants, a GoodLife exercise facility, a weekly farmers’ market, a Whole Foods and an interior and exterior sports and entertainment venue. Going further north you have the Glebe and a rich variety of small street-related shops At nearby Brewer Park, there’s a municipal swimming pool, a well-equipped playground, and in the winter, a speed-skating oval that is open to the public. The house is a five-minute walk from the Rideau Canal, which in winter is transformed into the world’s longest skating rink (weather permitting). Crossing the bridge over the Rideau River, there is a large internal shopping mall with an Independant Grocery, LCBO, Walmart and a variety of other outlets. Most of the house’s interior spaces get good natural light. There are hardwood floors throughout the main and upper levels. On the main floor is an entry vestibule, hallway, living room, dining room and a relatively small but serviceable kitchen with an oven, ceramic stove top, fridge, microwave, dishwasher, washer, dryer and a number of smaller appliances—toaster, toaster oven, Sodastream, Instant Pot, blender, food processor, electric kettle, drip coffee maker and coffee grinder. Upstairs there are two bedrooms (one with a double bed, the other with a queen size bed) with ample closet and storage space, a linen closet, a roomy three-piece bathroom, and a study or small third bedroom with a desk, office chair, printer and single-sized pull-out couch. Note: The other office space on the upper floor is reserved for the owners’ personal storage. The basement is largely unfinished but has a good-sized finished bedroom (low ceiling height = 6'-0") with a large opening window for light, air and emergency egress. There is also a basic powder room in the basement and room for some storage. A gas furnace provides forced air heating (and air conditioning in the summer). There is a spacious covered deck on the front of the house, a small enclosed porch with shelving for recyclables at the rear and a small wooden deck between the porch and the garage. There is a single-car driveway in front of the garage (our car will be stored in the garage). Aside from the porch and deck, the backyard is limited to a small rough stone patio. The City of Ottawa clears the snow from streets and sidewalks and operates a recycling program for compost, paper, metal and plastics. Recyclables and garbage are picked up weekly.
