Eastside house with lake view in walkable historic area w/ shops, bike path

Hello! I am new to SH and this is the only property I own. While I'm unable to occupy it year round at the moment, I will be each summer beginning June 2025. It is in one of the most desirable neighborhoods in Madison, close to everything but quiet enough to feel you are farther out. The house itself is small and old, but well kept with lots of natural light, hardwoods, a screened porch and spacious backyard. My neighbors are amazing and function as a built-in security system, taking great care to ensure it remains a safe, quiet area. There's an elementary school just 2 blocks away, a giant green lakeside park with a playground, soccer fields and a popular sledding hill in the winter. I have rented to both families and graduate students since 2020 and prefer someone who is either interested in a 9 month lease or who leaves each summer so my son and I can use at least one of the bedrooms each June and July. I am currently renting it semi-furnished but this aspect is flexible. While I am a life-long animal lover I will be fairly picky about which pets are allowed. There is a small piano and drafting table for creatives looking to use the space as a retreat of sorts. The couch pictured is no longer in the house, but I can acquire additional furniture upon request. Please note that many of the photos are low res phone pics but I plan to update them in a few weeks. There is a 3rd bedroom, the quietest, which I didn't include images of as it looks a bit different than it did with carpet. Half of the garage is available for tenants use, and most of the basement. There is laundry, a small shower and a toilet in the basement but the main bathroom is on the 2nd floor. I am hoping to remove the claw foot tub and install a shower the 3rd week of August, but there's a chance it will remain as is.
