3 bedroom Victorian in London with very green back yard
I have a three bedroom Victorian terrace in a quiet side street in Charlton, Southeast London. The location is fantastic, near the top of a hill. I teach at SOAS, University of London, and it normally takes around an hour to get in, but that is because I walk from Charing Cross - if you take the tube the commute goes down to around 50 minutes. There is a National Rail station 10 minutes' walk away, with frequent trains (one about every 10-13 minutes) to London Bridge/Charing Cross/Cannon Street . It would be somewhat less to get to the LSE, and significantly less for King's, and less still for Goldsmiths, which is on a direct bus line, and practically goes door to door in around 20 minutes. Greenwich University and the Trinity College of Music are also nearby in the grounds of the Old Naval War College in central Greenwich - my 9 year old has participated in a violin program for children there every Saturday. Busses to the North Greenwich Tube station are frequent and take about 12 minutes. I regularly walk to the Greenwich Park in 30 minutes; Greenwich village in about 35, the fantastic large Sainsbury's in about 20, the quite nice Royal Standard area in 10, and Blackheath in about 25. For local shopping there is a Co-op a 7 minute walk away in Charlton Village. We also have lovely neighbors who have never been the slightest problem.
The rooms are significantly more spacious than they look in photos --- the house has lovely high ceilings, exposed floorboards, and neutral walls. The back garden is a real delight --- around 45' long (this is large by inner London standards), and very, very green. There is a green space at the back of the property line that cannot be built on, so it really does feel as if you have your own private forest. The third bedroom (which I use as the office, but it also has a daybed in it and has been in use as a bedroom for teens for sabbatical rentals) is truly lovely. From my desk I look down on birds flitting at tree level, and can barely see the other houses in the neighborhood.
The local amenities in this part of London are really nice: Greenwich Park (a walk of 30 minutes in one direction) has amazing views and architecture, and Maryon Wilson park (a 10-15 minutes walk in the opposite direction) is also very nice, although not nearly as famous. Greenwich village has wonderful Georgian architecture, and the Charlton area in general has really rapidly gentrified; although to be honest, Elliscombe Road has always been very nice --- lined with trees and relatively large terraced houses, it has long been the premier street in Charlton and for my money is significantly nicer than where we used to live in (pricier) East Greenwich. The nearest primary school is Sherington, which gets high ratings for an inner London primary.
The kitchen is a large eat-in, the floors exposed floorboard, and the decor is quite neutral. The rooms are significantly larger than they are for most houses of this type and the ceilings are lovely and high, so it feels even more spacious. One bathroom but it has just been redone and is a nice one. Two of the rooms (the middle bedroom and the bathroom) have peekaboo views of the London skyline. There is a huge and unusual bonus in a full basement --- great for storing stuff, and there are large wardrobes in both the master bedroom and the middle bedroom.When we are there, the house is set up for one-two adults and a 9 year old girl (we'll leave the dollhouse!), but has worked equally well for larger families with two boys of different ages. The downstairs main room is so large that the back end of it can easily be set up as a working office (my husband does this when he is with us), complete with built in shelves and an all spectrum light for the dark winters. In the event that a family is coming from the continent or another part of the UK and have a car, there is (very unusually for London) a space in front of the house for parking off the street. 1450 (GB pounds) a month, which is (I am told) significantly under market rate. We are not looking to make money while we're away: we need to cover costs, but our primary goal is to have good sabbatical rentals who will enjoy living in the house and take good care of it. The monthly rental will also include most of the utlility bills, and you're welcome to use the two bicycles that are currently in the basement. We absolutely love the area and the house, and couldn't be happier there. At present the house is available from mid August 2013 until mid August 2014.
