Our house is a Victorian terraced (ie row) house with 4 bedrooms: a queen sized room with a bay window (our master bedroom --- great sunlight) , a double bedded room (which we use as a guest room), a small bedroom with a twin bed (which my stepson uses when home from uni), and our loft conversion bedroom with a twin bed (note: photos shows two beds, but we have taken one out to make more room for play) and Velux overhead windows which open to allow a nice breeze in (which is big enough to have plenty of space for our 5 year old to play in with friends). A fifth room overlooks the garden and has a large screen TV with Virgin cable and surround sound and lots of books. There are two full bathrooms: the first one has a shower, bath, toilet and sink and is big enough for everyone to fit into. This one also has surround sound so you can listen to the TV or DVD while doing your business. The second one up near our three year old's room has a bath, toilet and sink. There’s a toilet on the ground floor as well. On the ground floor, we have a formal sitting room and a formal dining room which we don’t use often (for fear of kiddie spills, etc). Our eat-in kitchen is open concept with an island and a rectory table where we can fit 10 easily for big family meals. There is a separate play/lounge part of the kitchen with a TV up high for the cook to watch. The kitchen leads out to our enclosed garden. The kitchen is well-equipped: Fridge, freezer, two ovens (one regular, one fan-assisted), large 6 pot gas stove etc. Additional chest freezer and drinks fridge in the cellar. Our patio is small but has a big double BBQ and a large teak table and umbrella. The table seats six. The garden has grass and shrubs; we’re not planting flowers this year to keep things low maintenance for any putative renters. You will, however, need to cut the grass once a week in the summer; it takes about 10 minutes.

In terms of transportation, we are a 10 minute walk from Clapham Common or Clapham South stations, and a 15 minute walk to Clapham North British Rail. The 88 bus goes up to the Tate Britain, Westminster Abbey, Trafalgar Square and the National Gallery, Regent Street, Oxford Circus, Regents Park and Camden Town. The 137 bus goes to Battersea Park, Sloane Square, Knightsbridge, Mayfair and Oxford Street. Plenty of other buses, but those are my favourites. Our nearest hospitals are probably King’s College Hospital (Denmark Hill) and St George’s but others are also within easy reach. All of the central London universities are easily accessible by tube or bus (or bicycle!)

Clapham is great for green space. We are two blocks away from Clapham Common and all that it has to offer. Wandsworth Common and Tooting Bec Common (with its large lido -- the largest outdoor pool in Europe) are not far away; nor is Battersea Park with its children's zoo. This area is known as "Nappy Valley" for its high density of little ones, so this demographic is well catered for. Two blocks from us is also Abbeville Road, a street with family restaurants, cafes, corner shops, a hardware store, hair cutter, etc. We have a farmers' market four blocks away every Sunday. The local Clapham Picturehouse is renowned for its arty and commercial films. Clapham High Street offers anything the clubbing crowd could want. A Neighbourhood Watch operates in our neighbourhood and people tend to be friendly.

Our cleaner will continue to come 3 hours/week (included in rent) to vacuum, dust and clean kitchen/bathrooms. Any laundry/ironing or other tasks requiring extra hours can be negotiated directly with the cleaner.

Council tax (occupancy tax), basic phone line, water rates, Virgin cable TV, wireless internet all included. Gas (heating & stove/hob/oven) and electricity not included and charged at actual consumption. Telephone calls are payable by tenant too.
