Ancient charming village home with lovely garden in a quaint village South of France available for exchange.

Our charming home is set in spectacular wine country in the small village of St. Paul de Fenouillet and is 35 minutes from Perpignan and 45 minutes from the beautiful beaches of the Mediterranean. Our area is stunning wih gorgeous mountain views all around. The house has views of the beautiful mountains and town monuments (ancient chapitre and church from both the living room, main bedroom and the lovely flower filled garden.

The house is divided into 2 parts with separate private entrances . The ground floor is a self contained one bedroom/one bath apartment with small kitchen and living area and wifi. It is 40 sq. meters. An inner staircase leads to the upper two floors with door lock to the next floor. This apartment is primarily for the owners but we would consider including it with the 2nd part.

The 2nd part includes the upper two floors (80 sq. meters). The 1st floor has two double bedrooms, bathroom with shower and tub, and an office/laundry area with high speed internet computer and wifi and washer. The top floor has open space living/dining/kitchen with glass doors leading to the 50 meter garden. The living room has satellite TV with English channels and also french stations and two large windows facing the town monuments and surrounding mountains. The kitchen has all mod cons with stove, built in oven, dishwasher, etc. The dining room seats 4-6 comfortably and can seat up to 10.

The house has been renovated to a high standard while leaving the charming ancient character such as 200 year old beams and stone walls in the living room. The garden is gloriously sunny with a shade terrace with loungers and table/chairs/bar and open decked sunny area with table/chairs/loungers and beautiful plants and a barbeque.

Due to stairs the house is not suitable for the infirm or small children. We have a yorkshire terrier and would welcome small dogs into our home as long as exchangers clean up after them. And, in most cases, we expect to bring our little well-behaved yorkie with us on exchanges.

The house is set in the center of the village within easy walking distance to everything. Shops include; florist, day spa, 2 pharmacies,post office, 2 cafes/bars, 3 restaurants, tabac, green grocers, supermarket, butcher, and 3 boulangeries.

An open air market is done on Wednesdays and Saturdays in the center of the village selling fresh veggies, seafood, meats, plants, clothing, cheeses, fresh cooked chickens and paella, household goods, etc, etc.! The Wednesday market is mostly veggies, but the Saturday morning market is everything.

Just on the outskirts (3 minutes drive either way) are two nice restaurants. All around are small villages with lots of commerce and restaurants. In and around our little village are opportunities for rafting, hiking, fishing and seeing the awe inspiring Gorge of the Galamus and several Cathar Castles. Caves abound with lots of wine tasting to be had!! All within 5 to 20 minutes or so.

Close by, Perpignan has all that a big city offers (theater, cinemas, scads of great restaurants and shopping, festivals). It is a very lovely city! Within 45 minutes drive you can choose from several excellent beaches from quiet to lively. Collioure is gorgeous! Valras Plage has a casino if you have the gambling itch! Further afield are the ancient La Cite of Carcassonne (about an hour 20 ), Limoux (home of the famous Blanquette), the very large city of Montpellier (about 1 hour 45) and many others. You can drive about an hour and cross the border into Spain. Barcelona is further afield at about 3 hours (but well worth the drive!).

In essence our home sits in a gorgeous area in southern France. Obviously we love it and think you will, too.

We are looking for exchanges all over Europe from January through September every year. We would consider anything from 4 days to a month. We also have a lovely beach house in Cannon Beach, Oregon. See www.cbpm.com and look for "Calipso Cottage". Available September through December every year for exchanges. Non-simultaneous exchanges possible with both houses throughout the entire year.

About We are a "young" recently retired educator couple off on an adventure in France. After each of our 3o+ years of public school administration we finally have the time to see the world. We live 9 months each year in our French house (January-September) and 3 months each year in our beach house in Cannon Beach, Oregon (October-December). We have had 5 successful house exchanges and look forward to many more in the future. When in France we like to exchange in Europe and when in Oregon we like to exchange in the USA. Our french house is available year round and our Oregon beach house is available Sept. through March. We have a little yorkshire terrier "Archie" and tend to try to take him everywhere since he is so well-behaved and loveable, but we do have lots of friends who will doggy sit if needed. Since we are retired we are available to do exchanges throughout all times of the year and can sometimes work out non-simultaneous exchanges if need be. Give us a call. We'd love to meet you :)!

A lovely house in the south of the France, between the Pyrénées Mountains and the Mediterranean sea. The house is small but fully equipped. The beds were comfortable and the property clean. We particularly enjoyed the time spent with a good bottle of wine in the nice and peaceful garden. The location is very appropriate. In fact a number of activities are possible here including canyoning or rock-climbing in the area around the impressive Gorges of Galamus. It is possible to visit a variety of castles, forts, ancient churches and monasteries or to follow the wine route in the Agly Valley. Being situated close to the Mediterranean sea, a number of sandy beaches are easily accessible along the French Catalan coast. We particularly enjoyed the enchanted Côte Vermeille close to the Spanish border.
