This well-loved 4-bedroom non-smoking Edinburgh apartment is 1 mile from the heart of Edinburgh City Centre, close to all amenities, including excellent nearby schools and nurseries in the quiet residential area of Murrayfield. Quietly situated, with Water of Leith at the back, our apartment is ideally located in a very upmarket area of Edinburgh popular with professionals and professional families, and offering easy access to main routes in and out of Edinburgh. without the unwanted noise of traffic and crowds.
Our newly refurbished lovely Victorian double upper apartment boasts fantastic far reaching views over the roof tops of Edinburgh City to the hills and horizon beyond . Situated peacefully at the end of a cul de sac within the residential area of prestigious Murrayfield proper, this apartment is excellently placed for walking into the town centre (10-15 minutes) to sample Edinburgh city life. Although close to public transport links and the City Centre, our apartment does not suffer from the usual noises of traffic and crowds that normally go hand in hand with City centre properties.
The apartment comprises 4 bedrooms: 2 doubles (1 with a king size bed), 1 single, and 1 twin room, plus FREE PARKING. A baby cot is available. There are 3 reception rooms, including a kitchen with window seat, a dining room, and a lounge. Just outside the flat is a small area with a garden bench for sitting out to enjoy the Scottish sun. Parking is free on the quiet cul de sac where there flat is situated.
The apartment is over a 100 years old, and has the original Victorian features, such as fireplaces and cornicing. The modern kitchen includes essential electrical appliances such as dishwaser, washing/tumble drier, fridge/freezer, microwave, etc. Tableware provided including mircowaveable storage tupperware. Linen and towels are available for short lets, but not generally for long lets.
There are a number of excellent schools and nurseries within an easy walk from the apartment, with the closest school and nursery only 3 minutes' walk away. Local amenities like a pharmacy, bakery and other shops are within a 2-minute walk from the front door.
For transport, our apartment is only a 5-minute bus ride into the city centre. A 20-minute direct bus service from the airport will bring you to the bus-stop which is a 2-minute walk from the flat. Edinburgh's main bus station St Andrew’s Bus Station is 1.5 miles (10-minute bus ride) from the apartment. Haymarket Train Station is 0.7mile away (3-minute bus ride).
The apartment can be used for holiday, short and long lets. We have different rental rates for different seasons and lengths of stay.
WEEKLY LETS: £1705 per week, to include utilities, linen and towels.
FOR LETS BETWEEN EIGHT WEEKS TO SIXTEEN WEEKS: A monthly rate of £1760 is available for short lets of at least three months, EXCLUDING peak periods when discounted weekly rates of £1250 per week pro rata for the dates affected will be charged instead. For example, a stay of three months may include June, July and August. Where the dates in July and August run into the Edinburgh Festival period, those weeks will be charged at £1250 per week, but the weeks unaffected by peak holiday periods will be charged on a pro rata basis based on £1650 per month.
LONG LETS OF FOUR OR MORE MONTHS will be eligible for lower monthly rental of £1600, INCLUDING peak holiday periods, such as the Edinburgh Festival dates.
Short and long let rental rates do NOT include utilities or council tax, the payment of which can be discussed at the time of enquiry.
