House is available for rent or deferred swap August 2013 and over winter holiday break, 2013 and may also be available summer of 2014. This means if you want our place for August, we can swap for another time that suits you either over winter break 2013 or summer, 2014. We'd like to be in The Netherlands this August, open to other destinations in Europe winter break or next summer.

Our Berkeley home is surrounded by fruit trees, views of Mt. Tam and San Francisco Bay with glorious sunsets and song birds. Easy bus and/or train commute UC Berkeley/downtown San Francisco from the historic Berkeley neighborhood of Thousand Oaks. Urban, but easy access to nature.

Fully-equipped gourmet kitchen, large gas and convection oven and range, electric tea kettle, microwave, toaster oven and dishwasher, adjoining formal dining room. 2 full bathrooms.

Small, safe enclosed yard with deck, gourmet gas-grill and outdoor seating area. High-speed internet, wireless broadband throughout house, large family room with very large-screen HDTV, cable, Blu-Ray, XBox 360 Kinect and WII gaming systems.

Comfortable first floor sitting room with working, wood-burning fireplace, high-ceilings and upright piano. Very bright first floor with access to lush garden, skylights galore bring in tons of sunshine on second floor.

Finished basement with enclosed washer/dryer, play area with lots of toys and crafting supplies. Additional guest beds available, too. Alarm system, garbage and utilities (heat, gas, electric, internet) included.

Ground floor private (and quiet) office over looking garden includes printer/scanner and large flat panel monitor.

Lower North Berkeley Hills location is within walking distance (note: neighborhood is on a hillside) to Solano avenue restaurants, shopping, farmers markets and multiple parks, including the enormous Tilden Park. Ten minutes to the San Francisco Bay Trail network (biking, walking, rollerblading) and pretty Berkeley Marina for kayaking, sailing and fishing. Perfect urban/suburban mix with many public transportation options:

- Easy rail or bus commute downtown San Francisco (20 minutes by train, North Berkeley, downtown Berkeley and El Cerrito stations ), 15 minute bus or bike ride downtown Berkeley and other BART stations
- 60 minute drive to Napa Valley, Palo Alto, and Half Moon Bay
- 2 hours to Santa Cruz, 3 hours to Monterey and 4 hours to Tahoe and Yosemite.
- Easy access to 3 Int'l airports: Oakland, San Francisco (SFO) and San Jose.

We'll be asking you to look after a pair of lazy cats, hamster and garden. Available August 2013 (exact dates are flexible), winter Holiday Break 2013 and summer 2014. Software professional with 3 daughters ages 8, 12 and 17. References and we have used Sabbatical Homes in the past. We'd also consider a deferred swap over winter break or summer 2014 in any major international city with access to good public transportation.
