The property, in a tiny rural hamlet (7 properties) a short walk from St Cybranet, has three self-contained buildings, making it ideal for family reunions or study groups requiring a generous common space with some private space to retreat to. The buildings can be rented individually (although we limit simultaneous rentals to two). It has a tranquil, sunny enclosed garden & swimming pool with deck.

Main house, sleeps 8 - 11, constructed 1729/1797: Ground floor - fully equipped open plan kitchen, dining and sitting area with open fire (55sq.m), huge living room w. cathedral ceiling and 3 French doors to garden (60sq.m), 1 dbl bedroom w. ensuite bathroom/toilet, additional toilet. Stone and terracotta tile floors with underfloor heating, wood burning stove and fireplace. Upstairs ~80sq.m: 3 generous dbl bedrooms, w. ensuites, two with baths, toilet, mezzanine w. daybed. Oak floorboards, electric heaters in bedrooms. King double beds with memory foam surmatelas convertible to 2 singles on request. Kitchen is set up to handle 20+ people, large oven with rotisserie, 'American' fridge with ice and cold water service, dishwasher etc., washing machine.
Stone house #2 ('Gite', listing 41321, sleeps 5 - 7, constructed 1861, total ~100 sq.m): Main floor: lounge with well equipped kitchen, dishwasher, fireplace, small sunny dining room, master bedroom double with ensuite; Upstairs: double and single bedrooms, bathroom with full bath; Garden level: double bedroom, ensuite bathroom and toilet, washing machine, drier. Stone fireplace with wood heater, electric heaters in bedrooms.
Walnut barn (Sechoir, listing 50283, sleeps 2 - 4): ~80 sq.m. on 2 floors, two bedroom, 1 bathroom, well-equipped kitchen area with dishwasher, study corner, suit individual, or couple with child. An inviting light-filled space for the warmer months (May - October, electric heaters only) combining the stone wall, oak and poplar beams of the original drying shed, poplar boards on interior walls, with patio doors onto balcony and patio and lots of glass.
To stay in touch or do some work: wireless ADSL throughout the property, with separate access points for each building; desks & chairs in each building; a printer/scanner/copier and widescreen LCDs available on request.
There are herbs, chillies and some strawberries in the garden, a plum tree and a fig tree in the field (plums in July, figs in autumn, if the birds don't get them first), chestnuts in the woods (autumn, particularly north of the Dordogne river), and all the walnuts you can eat (and more) at any time of year (they keep for a couple of years) from our own walnut trees! Help with the harvest if you are here in October/November!
Esparoutis is a tiny hamlet of traditional stone houses - 7 properties, mostly built in the 18th century - nestling in the Ceou Valley (one of the least polluted streams in the area). It's up a lane from a minor road and easily accessible, a short walk or flat bike ride to shops (St Cybranet 1km or Castelnaud 2.5km) and 4km (not flat!) from the busy village of Cenac (wide range of services).
This section of the Dordogne River (2.5 km away) is called the Vallee des Cinq Chateaux and is probably the most beautiful part, with the postcard-perfect villages of Domme (8km), Beynac and La Roque Gageac (6km) and the castles of Castelnaud, Fayrac, Les Milandes, Lacoste and the gardens of Marqueyssac and L'Albarede all within 5km. Sarlat is 15 minutes away, and many major sites - Les Eyzies, Vezere Valley, cave paintings, and many more chateaux - are within half an hour.
