You won't regret checking out our lovely 1.5 story home in Leduc, Alberta, a bedroom community just 20 minutes south of Edmonton. It has recently been renovated with new carpet, kitchen appliances, furnace, hot water tank and roof. We've also spent hours replacing all the baseboards and painting and wallpapering throughout. Our is the perfect home for a family or a professional couple. There's lots of room for the kids to play both inside and out. The fenced yard keeps young ones safe while mom and dad relax in the hot tub or sip a cocktail on the covered deck.
Located on a quasi-corner lot on a quiet street, our home boasts a 2-car attached garage, lovely landscaping, and is around the corner from an elementary school with a field and playground (but not right beside it, so traffic isn't an issue). Our home is within walking distance of a community centre and large park including an indoor swimming pool, ice rink, curling rink and an off-leash dog park.
Leduc is located next to the Edmonton International Airport and just 20 minutes south of Edmonton. All the amenities are available in Leduc, but Edmonton is a very short drive away where world class shopping and restaurants abound (your kids will drag you to West Edmonton Mall more than once, I'm sure -- North America's second largest shopping mall!) The recent completion of a ring road (the Anthony Henday Drive) around Edmonton means that getting anywhere in the city is quick and easy.
Electricity and natural gas will be the responsibility of the tenant as well as phone, TV and internet. Satellite dishes are already installed for Bell and StarChoice (you just need a receiver and an account). The home is also cable and internet ready. We will take care of city utilities so you won't need an account with the city.
Our preference is for a one year minimum rental term, but we are willing to look at options. We will likely need to store our own furniture in one large room in the basement and possibly in the large furnace room as well. This still leaves the tenant with ample space (about 2000 square feet) for your own use. We are advertising it as unfurnished, however this may be negotiable to a point, particularly if you don't have pets. Tenants must be non-smoking and willing to take good care of our home.
If you are considering moving permanently to the Edmonton area there may be the option to purchase our home. We are currently asking $414,900, but are certainly open to offers.
For potential renters, we are asking $2,000/month with a $1,500 damage deposit. Rent is due on the first of each month and may be paid by post-dated cheque or bank transfer. Tenants will be required to sign a standard lease agreement. References are required. |
