THE HOUSE: This spacious 3-storey, fully furnished, energy-efficient home (4 bedroom, 3 bathroom) is located on a quiet cul-de-sac in a safe family-friendly neighborhood. It is a 2007 construction that boasts 9-ft ceilings throughout the house, including the basement, and hardwood floors on the main and upper floors. The 4 bedrooms include a master bedroom with king-size bed, impressive walk-in closet, and a large 'his and hers' ensuite bathroom with jacuzzi tub and separate shower; 2 junior bedrooms with 1 single and 1 double bed, respectively; and a guest bedroom with a queen bed. The guest bedroom efficiently doubles as a home office. The home is currently adapted for our family with 2 small children, but is easily suitable for families without young children (e.g., crib can be moved to storage, etc.). The main floor plan is open concept, making it ideal for entertaining. The kitchen is equipped with a high-grade Viking gas oven and expansive counter space. Laundry (washer and dryer) is on the upstairs floor across from the bedrooms. The basement is fully finished with poured concrete heated floors, a home gym with iFit treadmill, and home cinema (projector/large screen) connected to PS5 and VR headset. All 3 floors and the back patio have integrated Bluetooth speakers to provide music throughout the house and backyard. The backyard includes a furnished, south-facing deck with plenty of sun, and a BBQ. The use of a Mazda CX5 can be negotiated as well. Utilities (internet, heating, electricity) are included in the $4800 monthly rental fee but this can be negotiated. THE NEIGHBORHOOD: Marda Loop is a vibrant, walkable neighborhood with dozens of shops and restaurants within 5 minutes walking distance. The nearest grocery store is 3 blocks from the home, along with a baker, butcher, cheese shop, ice cream parlor, beauty salon, spa and liquor store. The house is 1 block from a community park (with many more parks nearby). A library, outdoor pool, gym and yoga studio are also within walking distance. There are several major bus routes within 1 block, with direct routes to the University of Calgary, Foothills Medical Centre, Rockyview Hospital, and downtown. Excellent schooling options, with numerous top-rated schools, both public and private, within walking distance. CALGARY: The city of Calgary possesses the most extensive urban pathway and bikeway network in North America. The Bow River is only 4km from the home, and provides ample opportunities for walking or biking along the waterfront, and rafting or kayaking in summer months. The magnificent Rocky Mountains are only an hour's drive away, and offer many options for hiking and skiing.
