We are a family of academics working at the KU Leuven. We will be away from Belgium on a nine month sabbatical from October 2024 to the end of July 2025. We have restored this beautiful 1888 house to its former glory, which is includes retaining all of its original features whilst bringing the house up to modern standards. The property includes three cosy, spacious lounges, one of which includes a working wood stove (with wood provided). Generally the house has gas-fired central heating with solar-panel powered heatpump for hot water. Above the kitchen is a separate, peaceful study with views onto the leafy garden. The house has powerful wireless throughout with 3000 gigabytes of data per month. The house as let has three large bedrooms and two bathrooms. One with a bath (including a shower-head) and the other with a walk in shower. The upper floor (under the attic) which has a self-contained flat will be reserved for our very occasional personal use. In the cellar is a washing machine and a dryer. There is also a treadmill and a rowing machine located in the cellar. This house finds itself in the centre of the historic university city of Leuven and is only a 5 minute walk away from the station. Because of this great location you can enjoy everything the beautiful city of Leuven has to offer. In spite of being centrally located the house and walled-in garden remain quiet and peaceful, ideal for studying, researching, and relaxing. In the garden is a BBQ-pizza oven ‘Morso’ - great fun for inviting friends and having family around. There is a separate garage (included in the rent) round the corner with space for a large car and bikes. The rent is negotiable within reasonable margins. The rent includes once a week cleaning, and 4 times a year window cleaning as well as the garage. We are afraid we cannot in the rent include gas and electricity because this is very dependent on the tenant's habits. Rent does include sufficient firewood for the downstairs woodstove (which easily heats the lounge and dining room). We currently pay an average of €250 /month for gas and electricity and we are a family of 6. Clearly how much one has to count on for gas and electricity depends on how toasty warm one heats the house and we are happy to advise how to manage that. We have a digital gas and electricity meter so we can give you monthly overview of actual consumption to assist with your budgeting.
