Cozy, beautifully furnished 2-story, 3 BR family home in north-central Boulder on bike-path bordering the Community Gardens and walking distance to the North Boulder Recreation Center (5 min.), grocery store & shops (10 minutes) and downtown Boulder (20 min.) with the University of Colorado a 15-min. bike ride away. Electricity is supplemented by solar PV panels on the roof, and a tankless water heater keeps natural-gas consumption to a minimum. Open floor plan with hardwood floors, carpeting in BRs and a large rock fireplace with insert in LR (lots of firewood already cut, split and stacked on the property). Kitchen is fully outfitted—gas range, fridge, dishwasher, garbage disposal (all modern)—with the adjoining laundry/utility room (modern washer/dryer) serving dual purpose as a large pantry area. There are three BRs upstairs, or you may change over one (or both) to office space. There's a large room on the main floor which has been used as an office/TV room/guest BR with access to the backyard deck. There’s a bright front porch for morning coffee or happy-hour beverages. French doors open onto a beautiful backyard deck, also conveniently accessible from the kitchen for those fabulous summer garden parties. And yes, there’s a large BBQ grill with deck furniture to help things along. Lawned yards are fully serviced by automatic sprinklers (this water included in the rental price) and routinely maintained by yard services (also included in the rental price), so no yard upkeep is required (unless you enjoy that sort of thing, then let’s discuss). The back yard is fenced in with two old-growth apple trees (yummy apples) and opportunity for veggie and herb gardens. If you’re handy and enjoy working with tools, there’s a fully-fitted shed on the property which includes many hand- and power-tools, as well as gardening implements should you choose use the garden spaces for veggie, flower or herb gardens. Dogs are welcome, but an additional fee will be required to guard against damage and we'll most probably take up some of the more delicate rugs. We’ve had bad luck with cats, so no cats allowed, please. Include all pet information at the time of application. This is a fully furnished house: three couches, one of which is a hide-a-bed, 55" OLED TV in living room (can be moved to the family room if you wish), a wireless printer, desks for offices, lots of bookshelves, dining room table with 6 chairs extendable to 8 people, etc. etc. etc. Please make inquiries if you have further questions about furnishings. The house is convenient to local shops, gardens and parks, hundreds of miles of Boulder foothills' mountain biking and hiking trailheads, The nearest ski hill (El Dora) is about 40 minutes away by car.
