Berkeley Craftsman Home in Elmwood’s Kelsey Ranch Neighborhood

This recently remodeled Craftsman-style home was designed and constructed in 1909 by Berkeley architect Leola Hall. Hall is often considered creator of Berkeley’s version of the Craftsman style. It is located at the end of a non-through street in Elmwood's Kelsey Ranch Neighborhood.

Spacious living and dining rooms with Douglas fir-wainscoting and parquet-trimmed hardwood floors. Living room features Leola Hall’s signature open staircase with stepped railing, clinker brick fireplace, built-in bookcase, bay window and our 1909 Steinway B grand piano. Dining room features pocket door and built-in China cupboard/sideboard with pass-through to kitchen.

Modern kitchen features original built in cupboards, matching custom-designed cupboards topped with white subway tile; restored dropleaf counter and pass-through to dining room; brushed chrome appliances including gas range with oven and hood, refrigerator/freezer, and dishwasher; and utility area with washer/gas dryer, cupboards and shelves. There is also a powder room/half-bath on the main floor.

On the second floor there are three large rooms, one of which serves as a library/study. The master bedroom features custom-built closets, built-in cupboards, and drawers. Off the office/library is a small sleeping porch with windows on three sides.

The kitchen is fully equipped including pots and pans, dishes, flatware, and linens. Duvets, duvet covers, and pillows are provided. If the tenant wishes, owner will also provide bed and bath linens.

Gas and electric bills and fee for neighborhood parking permit, if desired, are tenant responsibilities. House cleaning service can be arranged and paid for at cost by the tenant. Monthly rental fee includes Sonic 1 Gbps fiber optic internet and wireless router, Bay Alarm security system, land line phone, use of small storage structure at back of house, gardening service, water, sewer, trash collection, and yearly window washing inside and out. (Neither central AC nor central heat. No TV monitor and no cable/satellite service. Owner retains access to and use of cellar.)

Short walk from your house to Star Market, a full-service neighborhood grocery store. Supermarkets Safeway, Trader Joe’s, and Whole Foods are nearby. College Avenue is a three-block walk and stretches from UC Berkeley campus through Elmwood and on through adjacent Rockridge. It bustles with businesses of all sorts including bank, drycleaners, pharmacy, hair stylists, therapeutic massage, restaurants, coffee shops, specialty markets, shops, and pubs. Walking distance there is also a hospital with 24-hour emergency room, medical and dental offices, and branches of Berkeley Public Library and US Post Office.

Easy accesses on foot from front door to East Bay Regional Park trail system, Berkeley Tennis Club (tennis, fitness, pool). UC Berkeley RecSport's Strawberry Canyon Seasonal Pool also nearby (https://recsports.berkeley.edu/memberships/membership-types/)

No need for a private car. Day-to-day everywhere you need to go is reachable on foot, by AC Transit bus, by BART light rail, or by share car: UC Berkeley Campus/campus shuttle, Rockridge BART Station with transportation throughout the East Bay and San Francisco including San Francisco International Airport, Oakland International Airport, and Amtrak Capital Corridor intercity passenger rail service between San Jose and Sacramento with stops in Berkeley, Richmond and Davis.

For weekend trips rent a car to reach destinations like Napa Valley wineries, Pt. Reyes National Seashore, Sonoma Coast, Big Sur, Carmel/Monterrey, Yosemite, and Lake Tahoe. (If your driver’s license was issued outside the USA, obtain an International Driver’s License before departing for USA.)

Owners live and work long-term in Shanghai and a local property manager is responsible for the property on the owners’ behalf. The house is available fully furnished, long-term with yearly renewable lease. Tenant required to show proof of Renters’ Insurance covering personal property.

In 2007 my husband Tom Blackadar took a 'temporary' position in Tokyo and we rented our house to a recently-hired UC Davis faculty member coming directly from a post-doc fellowship in New York City. In 2012 our temporary sojourn to East Asia turned long-term. We moved from Tokyo to Shanghai, registered Binocular Vision as a wholly foreign owned entity, and commenced representing a few carefully selected Western informatics software providers and providing biology and chemistry informatics consulting services. Our 'short term' house sitters lived in our Berkeley home for 12 years and were well-liked by the neighbors on our quiet and friendly street. We are very sorry to bid them good-bye and are eager to continue renting our home to academics.
