NOTE: We are currently listing as avail January 1st 2021 -- however we have a tenant currently who may stay into the new year past this date. One mile from UC Berkeley, this is a two bedroom fully furnished in-law in North Berkeley, located in the heart of Berkeley's best neighborhood. Easy and quick walk to campus through quiet residential neighborhood and to ample shopping district (home to Chez Panisse, the Cheeseboard, and a lot of other great spots). The home is a beautiful 1908 craftsman home that has been seismically retrofitted.

Utilities included: Water, trash, wifi.

Washer/Dryer in the unit (does NOT share with home upstairs), and all new appliances... Queen bed in one room, Bunk Beds in another. Writing desks in both bedrooms. Television with Roku ( netflix, hulu, etc) provided. Wi-Fi provided via wireless or can set up own wifi through a local provider if desired.

Features a nice little enclosed back patio great for morning coffee and dining outside. Ample closet space. Numerous parks, restaurants, grocery stores, and cafes all within walking distance. Timed around the academic calendar preferred. The home above is occupied by a family of four (kids are 15 and 5). We have a an extremely friendly yellow lab (Emily) who doesn't bark and is great with kids and visitors.

Bathroom has a claw foot tub and shower, and bathroom is split ( toilet is in its own little room). Parking is very safe and there is on-street parking, both permitted and non-permitted are available ( permitted parking requires the car be registered in CA, but 2-3 block away is plenty of non-permitted and safe parking). By CA law the in-law and yard is Non-Smoking.
The neighborhood is safe and bustling, mildly upscale but populated with lots of active people and has a friendly feel to it. Being able to walk from our house and get to all the best spots from Peets Coffee to the Cheeseboard is wonderful, not to mention two amazing parks, tennis courts, grocery stores, movie theaters, and more. Walking distance from great Thai, Pizza, Burgers, Crepes, Italian, Sushi, Japanese, Himalayan, and more..

We have a kid friendly yard and are open tenants to sharing our yard and outdoor space at times, however we also provide a totally private outdoor space for tenants and ask them to kindly respect our need for privacy or for our kids to use their space as needed.

Tenant must set up their own PG&E for gas and electric, or pay through owner if necessary. Usually tenants need some proof of residency for various reasons ( school, car, etc) and PG&E is the best way to establish that.

Deposit & Terms: we provide a standard CA lease and addendums for all short term rentals. Security Deposit of $1650.00 (1/2 months rent) and first months rent due upon rental agreement to hold apartment for all leases. IMPORTANT : Two written references required from tenant (employer / colleague / former landlord). We do check references for all tenants via email or phone. Local references also encouraged.

About Me
We are a couple in Berkeley with a 15 going on 16 year old boy, a 5 year old girl, and a very friendly yellow lab named Emily. I am a musician and record producer by trade and my wife is currently a stay at home mom. We enjoy hosting tenants from all over and have always had great relationships with tenants and always include them in spontaneous dinners or the occasional party we have at our house. We travel occasionally as my wife is from France and we frequently travel within California. Feel free to ask any questions and we can provide references on request. Thanks!

You cannot find better landlords!

My husband and I came for a sabbatical from Germany to Berkeley on Febuary 1st, 2020 with our two kids, 10 and 7 years old. Jim was a great help even before we arrived, answering our questions. The apartment‘s location was perfect for us; it’s within walking distance to supermarkets, gourmet ghetto und the campus of UC Berkeley. The apartment is cozy and had everything we needed. It’s well furnished, the kitchen is well equipped (Jim offers to help out with anything more you might need), the beds are comfortable. There is a small private outside area that is only accessible from the apartment.

Jim and his family share their garden and the outside areas in a way that we felt very comfortable with. Both families keep their privacy as much as they needed and wanted. We were most impressed by the hosts generosity in sharing their outside and inside toys.

Our kids and we adults got along very well. Emily, the family dog doesn't harm anyone, is super sweet and never barks - a dog to love.

Due to Covid 19, we had to leave the US earlier than planned and the landlords were willing at all times to find a good solution for everyone involved - socially and financially. Our kids are already planning to come back – and we really would love to make that happen one day.

We, a family of two grown-ups and two kids, stayed in Jim and Clearance’s downstairs apartment for 6 months in 2019/20 and we wholeheartedly reccomend the apartment, and especially them as landlords. They generously shared with us their garden, toys for the youngest and even their lovely family dog, from time to time. They are great landlords and a lovely family.

The rent is expensive, but we came to learn that this was good value for Berkeley, and since it is within walking distance (30 plus minutes ) from the university campus, and a beautiful regional park, we didn’t need a car. Grocery stores and pharmacy and some good restaurants are conveniently located as well, and the bus connection to downtown Berkeley is every 30 minutes.

As for the apartment itself it is bright for being ground floor, with plenty of windows and light, equipped with everything a family of four needed (and if we had any needs beyond what was there, that was always supplied promptly, either for the apartment or for to borrow). As a Scandinavian I found the apartment slightly cold, but that was mended with extra heating elements. One does of course hear that there is a family living upstairs, and the house is built without thought for having downstairs neighbours, but they are not a noisy family and the sound level is exactly what should be expected. The bathroom and WC is in different rooms, which was convenient. The master bedroom has a very nice bed, and the bunk bed, which I also slept in a couple of times, is not bad either. There is enough closet-and shelf space, and nice work places in both bedrooms, desks and all. This apartment is «fully furnished» in the perfect sense of the term, in that you have everything you need, but not a lot of unnecessary stuff cluttering the place. Other than that, the living room is supplied with a comfortable sofa, carpet on the floor, TV and bookshelf's, the kitchen is bright and the bathroom is pretty and we would totally recommend this place, the apartment and the landlords. A last point of recommendation is the neighbourhood itself, which was very safe and pleasant.

We rented this apartment for one year and we are very happy with everything. The location is perfect and close to UC Berkeley (15-20 min walking), close to parks, shops and resturants. The landlords are very nice people; they were helpful and responsive to the questions and needs we had for the apartment. We've been so happy living in this charming apartment while on sabbatical for a year. The owners, upstairs, are terrific landlords and the location is wonderful -- 20 min. walk to U.C., 5 min. to Shattuck. Kitchen well equipped, ample storage, great shower, desks in bedroom, printer.
