longterm waterfront sublet

Hi all,

I am looking for a longterm subletter for my beautiful apartment on the canal (with some flexibility on the end-date). Contact me if this is what you’re looking for:

Building/apartment: Built in 1992, building is modern with up-to-date plumbing/heating etc. The apartment is a studio (42 square meters), with a modern layout (bed as its own nook, kitchen has its own corner separated by a breakfast counter), and includes a separate storage area and a spacious balcony. One wall is all windows, southwest facing, which allows for A LOT of sunlight. The best part is the view. You can watch the seasons, birds, and sunsets over the water and when it's sunny, the water reflections dance on the apartment ceiling.

Location: It’s situated between the Charlottenburg and Moabit at the crossroads between the river and the canal. It is one of a few spots in the city where there is no road between the building and canal (just a footpath). Both the 101 and 245 bus stop in front of the building. The closest Ubahns are Richard-Wagner-Platz and Ernst-Reuter-Platz. By bike, you can zip through Tiergarten to get to Kberg/Mitte/everywhere. If you like to walk, there are footpaths on the water to Tiergarten, Moabit, and the Charlottenburg castle. It is very quiet and the neighbors are very decent.

Additional information: There are plenty of restaurants/cafes around that cater to the local offices and TU students. Additionally, there is an EDEKA directly in front of the building. There is also a cellar for additional storage. The apartment has a clothes washer and a dishwasher.

Price: Because management has the right to charge a 20% surcharge, the total charge is 975 per month, with a month deposit. If your usage of utilities is lower than mine, I will reimburse the difference when the bills arrive. Or if you prefer to put the utilities etc. in your name, we can separate the rent from utilities.

This apartment has made me so happy for the last 4 years, and I would love for it to be the home for someone else looking for a daily retreat in the city center. It is ideal for someone who wants to see sunlight and water every day. I’ll be very happy to find a responsible subletter who will treat the apartment kindly and enjoy making it their own.
