Lovely 2-bedroom mid-century modern house in a leafy SE London cul de sac

Perfect, compact well-designed house in a quiet terrace & cul de sac with friendly neighbours. The house is on two storeys.
The house: two bedrooms, both with double beds. Each bedroom has a fitted wardrobe, a desk, and a chest of drawers. One bathroom with toilet. An additional ground floor toilet. Practical kitchen. Generous dining/sitting room, with expandable table, two desks that can double as sideboards, sofa, armchair & footstool. Enormous cupboard under the stairs for coats, 2 folded directors' chairs for additional seating inside and out, cleaning equipment, tools, bags, hats, etc. Sitting room looks on to small pretty garden at the back, with table and seating. A small herb garden in the front. Styling is mid-century modern, the house was built in 1962 by Lewisham Council when British statutory patronage was at its peak, in terms of quality as well as quantity; it represents the very best values of modernist design. The previous owner was an artist who helped restore the house to its original modest charm, and I have continued this process, recently revealing and restoring the original parquet flooring in the sitting room. The cul de sac is a square in which householders can park cars, with a grassy area where the square’s smallest children sometimes play.
The area: in South East London, Forest Hill is favoured by young families of professionals, artists & academics, & is a happily mixed area. The cul de sac runs off a broad, quiet avenue with mature trees which retains some original C19 handsome semi-detached houses, as well as houses and flats built at various stages post-WWII; privately owned homes mix with some social housing. There is a thread of 1960s housing which houses quite a few academics and artists and, in nearby Sydenham, the Thorpes, a conservation area of beautiful housing built in the early C20.
Transport: Forest Hill station is 10 minutes walk away, giving easy access to central & north London through the efficient & clean new Overground system (the 'Ginger Line', part of London’s tube network), plus good trains into London Bridge and Victoria, and south to Croydon (to connect with trains to Gatwick, Brighton and the south coast). Buses are good for local trips to Peckham, Camberwell, East Dulwich etc.
Forest Hill is well connected with newly fashionable SE areas like Peckham, as well as the more established Dalston and Shoreditch on the Ginger line. Very good links with a multitude of universities etc, including Goldsmiths & other London university colleges, University of the Arts London, etc etc.
Local amenities: 5 minute walk to Mayow Park, 15 minutes to Horniman, plus many other parks nearby eg Crystal Palace, Dulwich both with boating lakes. Beautiful Sydenham woods within walking distance. Walk to the lovely Horniman Museum (see video at https://www.horniman.ac.uk/about), or cycle, bus or drive to Dulwich Picture Gallery, South London Gallery, the new Goldsmiths Gallery, and many more small independent galleries and studios. Close to shops, cafés, restaurants, East Dulwich Picture House, swimming pool & leisure centre, library, and good schools.
Letting arrangements: desks, bookshelves, cupboards & wardrobes are clear for tenants, but we leave kitchen & cleaning equipment, tools and linen.

About Me
As an artist & writer I travel frequently, in Britain for exhibitions, lecturing & residencies, and internationally to give lectures, run workshops etc. I continue to work with partners in the Eastern Mediterranean which I developed when I worked at Tate Britain in the 2000s. Between 2004 and 2008 I regularly travelled to Syria, and have also worked with people in Beirut, Istanbul and Amman. In 2020 I am exhibiting work in several exhibitions and am making an artists film as part of a cross-disciplinary research project into data and personalisation. In 2019 I exhibited work in Vienna and gave readings for newly published work in London and Berlin. I visit the USA from time to time and in 2011/12 was a guest scholar at the Getty Research Institute. My husband, Simon Smith, is a poet (a recent book came out with Parlor Press in the USA) who teaches Creative Writing at the University of Kent, UK.

We have spent the academic year 2018/2019 at Felicity and Simon's house and can wholeheartedly recommend it. The house itself is very well designed, with all necessary pieces equipment at hand (and child-friendly too--we have a 4yo). Felicity and Simon go out of their way to make the stay smooth and are altogether lovely hosts. Forest Hill itself is a wonderful area in London: both peaceful and green, and very well connected to the city by the Overground & Southern trains to London Bridge, with lots of shops, parks, pubs and cafes in the vicinity.
