The Space:

1br lake house apartment in the heart of Miami Country Club area with private parking at your door. Rapid access to Florida Turnpike, 826 (palmetto expressway), and I-75. The apartment is ceramic tiled in the kitchen, bathroom, and living areas, with wood flooring in the bedrooms. Living area and kitchen area is spacious with cathedral type ceiling. Apartment is air-conditioned (central), with full kitchen. Large sliding glass doors with direct view of lake and access to expansive cast-in-place concrete deck. Palm trees and other mature Florida trees make the back yard area a pleasant place to read, grill, and drink a cup of coffee.

Guest Access:

All grounds at the property. Laundry room, parking garage, private lake beach, and yard/gardens are shared.

Guest Interaction:

We live next door and are available whenever we can be of help.

Other things of note:

We ask that our guests execute a brief lodging agreement. Let us know of your interest and we will forward a draft for your review. Please find in additional rules section below an example lodging agreement.

References, preferably with a local contact or university/employer contact are required of all individuals.

The Neighborhood:

Go for a morning walk around the lake, or catch the sunset as you walk to Country Village Park. Miami Country Club area is primarily single family homes. Private parking at your door.

Local Universities, Downtown Miami, Everglades National Park, Biscayne National Park, Florida Keys, Miami Beach, Fort Lauderdale Beach, Wynwood Art District, Museums, Miami Design District, and sports venues are all within a reasonable distance.

Getting Around:

Rapid access to Florida Turnpike, 826 (palmetto expressway), and I-75. Public transportation, taxi service, airport shuttle to Miami International Airport and Fort Lauderdale International Airport are easily accessible.

2. Premises and Property

Guest’s Premises:

One bedroom apartment, furnished and equipped, at _____, Hialeah, Florida 33015. One surface parking space adjacent to exterior entrance of _____, Hialeah, Florida.

Shared Premises:

Laundry room, laundry equipment in garage of _____Hialeah, Florida 33015. Yards and gardens of the Property.

The Property:

All buildings and grounds at _____Hialeah, Florida 33015.

3. Use of the Property and Premises

Premises and Property are provided solely for the quiet use and enjoyment of Guest as a private residence. No other uses are permitted. No other residents are permitted other than short-term Guests of Guest.

Guest is personally responsible for any and all of Guest’s short-term guests under the same expectations as Guest.

No sub-letting, assignments or substitutions are permitted.

4. Occupancy Period

Start Date: Date, 3:00 PM EDT

End Date: Date, 11:00 AM EDT

This Agreement is the full Agreement and provides for occupancy of the Premises and Property only for the Occupancy Period. No leasehold or other rights to possession, occupancy, or use are created.

5. Rent

Rent for the Occupancy Period is $1,800 USD per month. Rent in full for the first month and last month is due one week in advance of the Occupancy Period. Rent is due on the first of the month thereafter.

6. Additional Items Provided

Premises are provided with furnishings, appliances, dishware and linens. All items are to remain on the premises at all times, be used properly and only for their intended purposes, and to be left in good condition.

Utilities are provided including heat and hot water, electricity, water and sewer, and trash pickup.

7. Security Deposit

A Security Deposit of $500 USD is due in full one week in advance of the Occupancy Period. Security Deposit will be held by Landlord in a separate account.

Security Deposit will be used by Landlord to cover the cost of repairs or replacement to the Premises and Additional Items beyond normal wear and tear, and make whole any other failure of Guest under this agreement.

Balance of the Security Deposit will be returned to Guest in a reasonable time following End Date under Florida Law, with an itemized list of any deductions.

The Landlord will be entitled at the end of the occupancy agreement to deduct from the deposit any sums due by the Guest to cover the cost of repairing or replacing any broken, damaged or lost items and the expense of making good any failure by the Lodger to fulfill any other conditions of the occupancy agreement.

8. Personal Property

Guest is responsible for their personal property on the premises and holds Landlord harmless for any loss or damage to personal property.

9. Care and Condition of the Property

Landlord will provide and maintain the Property in a safe and habitable manner.

Guest agrees to take reasonable care of the Property and Additional Items and to keep Guest’s Premises and Shared Premises clean and tidy.

Guest will use utilities judiciously and responsibly, including turning down thermostats and turning off lights when not needed. Space heaters and other high-draw equipment are not permitted.

Guest will notify Landlord promptly of any maintenance items, safety concerns or damage.

10. Respect for others

Guest will act in a considerate and responsible manner toward other Guests at the Property, neighbors and any tradesmen, suppliers or others with legitimate business on the Property.

Guest will occupy Premises in conformance with all applicable laws and regulations. Illegal actions or behavior are not permitted.

11. Other Agreements

Pets and animals of any sort are not permitted.

Smoking of any substance, use of tobacco products or illegal substances of any sort are not permitted anywhere on the Premises or Property.

12. Access to the Lodger’s room

Landlord will attempt to provide 24 hour notice in advance of accessing Guest’s Premises. In case of emergency or other situation when advance notice is not practical, Landlord will notify Guest that Premises have been accessed.

13. Termination of Agreement and Vacating of Property

Guest will leave property in a neat, clean and tidy condition when leaving.

Guest will vacate and remove all personal property from Premises and Property by the End Date. Any personal property remaining on the Premises or Property 48 hours after the End Date will be considered abandoned and may be disposed of by Landlord with no compensation to Guest.

This Agreement may be terminated by either party in advance of the End Date by giving no less than 7 days written notice and full payment of all Rent and other charges.
