Lovely apartment, can be rented as 2 or 3 bedrooms – quiet leafy area, close to Edinburgh universities

Centrally located in Edinburgh. Walkable to charming Morningside and Marchmont areas for shops, cafés, independent cinema and community activities. Quiet development, perfect for working from home. Large south-facing windows, lots of light. Lovely views over shared landscaped garden, towards Blackford Hill, Edinburgh Observatory and Arthur’s Seat, excellent for walking/running.

Local amenities include the Edinburgh Farmers’ Market which takes place under the spectacular backdrop of Edinburgh Castle, selling a huge variety of fresh local produce, meat and seafood from local farms. Also convenient for the Royal Commonwealth Pool, a 50-metre swimming pool and leisure centre.

Twenty minutes in the car or a short bus ride will get you to the Pentland Hills, a community ski centre with dry slopes, as well as onto the many walking trails that the area offers. There is much more beautiful countryside and history to explore in the surrounding area.

The apartment is furnished to a very high standard with flexible accommodation that would suit a small family or a professional/academic who is looking for a peaceful locale that is still close to the action.

The apartment is within easy walking distance of excellent state schools (such as James Gillespie's Primary and Secondary Schools), and many reputable private schools (such as George Watson's and George Heriot's).

There are three bedrooms. One has a king-sized bed, one is currently set up as a child's room. The two main bedrooms have large built-in wardrobes. the third is a flexible space, currently used as a guest room (with a double bed) and office.

In addition there is a main bathroom with heated tile floors, and also a separate half bathroom. Combined living/dining room with large south-facing windows, separate kitchen with fridge, freezer, dishwasher, washer/dryer. Balcony overlooking landscaped back yard, beautiful views. We are on the top (second) floor and the apartment is south and north facing, with lots of light.

The apartment is in a quiet development with a large and beautifully landscaped yard, the care of which is included in the rent.

Location: close to University of Edinburgh, George Square campus (25 mins by foot, 10 mins bus), Kings Buildings campus (10 mins by foot, 5 mins bus), Edinburgh Royal Infirmary and BioQuarter, Little France (20 mins by bus). Also convenient for Napier University (Merchiston Campus 10 mins by foot, Craighlockhart Campus 30 mins by bus), Herriot Watt (20 min drive), Queen Margaret University (20 min drive). Frequent buses to city centre, including Quartermile Tech Hub, and Edinburgh financial centre near Lothian Road.
