Recently painted, new kitchen, renovated building, quiet & safe, bedroom with balcony, wireless internet, washer etc! Safe, residential area, great transportation, walking distance to FAO, Colosseum, parks, shopping and markets. because of its location, this apartment offers a good compromise to balance your working life and at the same time to be able to enjoy and experience a beautiful city like Rome. Located in the proximity of the gorgeous Basilica di San Giovanni, at the footsteps of ancients Roman walls, the apartment is 6-7 minutes metro time from Train Station (Termini) and few steps away from the metro stop San Giovanni. San Giovanni defies the definition of “authentic Rome.” The neighborhood is replete with Renaissance buildings yet scarce in the city's renowned cobblestone streets and low-lit wine bars. Decidedly local in demeanor, San Giovanni's modern avenues open out onto unexpectedly ornate cathedrals, its food scene is centered on community produce markets rather than restaurants, and entertainment happens in parks rather than clubs. LOCATION! Rule number 1 to live in a city like Rome? live as close as you can to a metro station. Traffic may be horrible, and you will save time and stress. You cannot get wrong on this, it's the number 1 asset in Rome. All previous tenants left great feeback and references.
Reference by Susan: "I spent nine months -- from mid-September to mid-June -- in this apartment, and its level of comfort and location made it an ideal home base. It's just around the corner from the San Giovanni metro stop, as well as many useful bus routes. Within a few blocks, I could find everything I needed -- from bars, restaurants, and food stores (including supermarkets and the quaint Magna Grecia market) to a post office, pharmacy, department stores, and specialty shops (including a fabulous place to buy wine and beer). The apartment itself is bright and airy, thanks to many windows and the two doors that open onto the balcony. All in all, a perfect place to call home for a short or extended stay."

Location, location, location! Very charming. Located in the heart of a quiet residential area, the apartment is located in a strategic position only steps away from the metro, and close to many Universities and International Organizations (FAO, World Bank, etc). It is quite difficult to find a place in Rome so close to the metro as this one, which gives you enormous freedom to go anywhere you want so easily. It takes 5 minutes to get from your house door to Roma Termini Central Train Station (3 metro-stops) - no need for taxi or cab! Surrounded by shops, restaurants, gym, grocery stores, typical markets, a famous vintage market (see links below) and green parks. The apartment is also near the famous Basilic of Saint John and a famous square, where a lot of social events take place.
The apartment - recently renovate and repainted - has very high ceilings, a full kitchen (stove, oven, microwave, freezer/refrigerator), living room, dining area, full bathroom with washing machine, a double master bedroom with a queen size bed, a desk for working and a large wardrobe. Plenty of storage room in the rest of the house. The living room and the bedroom share a nice balcony facing a quiet dead end street. A real balcony, another very difficult thing to find in Rome. The building also offers access to the rooftop. The apartment is fully furnished with 2 TVs, DVD player, microwave, Hi-Fi stereo, high-speed wireless internet, 2 sofas (one of which can be converted in a bed). Linens & towels included. The building was recently renovated by the HOA and it looks charming. I lived in this place for 1 year. Not only it is in the center of Rome but it is very well connected by bus and metro (both pass under your home) with the rest of the city. Walking distance to the Colosseum. 100 feet from the metro San Giovanni, 5 min by metro to train station Termini, 7 minutes to Spagna, 10 minutes to San Peter Square. You can get everywhere in Rome by metro, without any parking or traffic problems. You can also take several bus lines that pass just outside the building. Rome is always magic and beautiful all year around.

My husband and I have lived in this nice apartment since last April 2019, for my sabbatical year as a professor at La Sapienza, University of Rome. It is an adorable place at San Giovanni, a great neighbourhood of the city. The front street crosses Magna Grecia, one important street with nice markets, stores, restaurants etc, very pleasant for walking and shopping. The Metro A is a few meters away, the Tram 3 just a block away takes to Colosseo and historical center of Rome and there are many bus stops just in front which take us all over to beautiful neighbourhoods. The apartment is on the second floor and faces a dead-end street, so it is quiet and silent. Nando, Giuseppe’s father, is a very nice and helpful landlord. During the whole year we had a good relationship as tenants. He was positive to all of our needs in the apartment. We have been very happy here and hope to come back soon. I lived in this flat for 6 months (July to December 2014) while doing a sabbatical at FAO. I found this location to be perfect for my needs. It is a residential area (as opposed to a tourist area) with cafes, bars, shops, restaurants and markets frequented by the locals. The flat is only a 25-minute walk to FAO / Circo Massimo, or you can take the number 3 tram that takes you to the door. This area of San Giovanni is perfect in terms of public transportation. There is a taxi rank down the street and many buses going to all parts of Rome. One of the most convenient aspects of the flat is its proximity to the Metro. You can reach Termini within 10 minutes and from there take the train to the airport or anywhere else in Italy. The flat itself is comfortable with a nice balcony and good air circulation. The wifi internet is fast and reliable. I was able to have good quality Skype conversations and never had connectivity problems in my six months there. There is a good washing machine, a drying rack, and an area to dry clothes on the roof of the building, which is convenient when washing bed-sheets. The kitchen is small but appropriate for 1 or 2 people. I have stayed in other areas of Rome in previous visits and this has been the best for medium to long stays, especially if you plan to travel, I will definitely stay here again. My partner and I lived in Giuseppe's apartment for 9 months and our overall experience was incredibly positive. The location is perfect because it is a mellow neighborhood, but also adjacent to all forms of public transportation and only a 15 minute walk to the Colosseo. The apartment itself is delightful; high ceilings, big windows that let in tons of light, comfortable furnishings, and more or less all you need to live well. The building is also clean and safe. There is a wonderful market around the corner and a few supermarkets nearby. I loved living here and miss it already! I would honestly recommend this apartment to anymore staying in Rome. As already discussed, the key to living in rome is LOCATION. This unit's location could not be better. Staying in this unit, you would be: -steps away from the metro (a necessity in Rome, especially during busy hours) -a two minute walk away from many major bus lines that service central Rome -one block away from a fresh food, open air-style market (of which there are surprisingly few in the city) -a few blocks from two grocery stores -also surrounded by many different banks, restaurants, bars, houseware stores, shopping, cafes, bakeries, parks, sights and hangout spots

The apartment itself is very well equipped for short- or long-term stays. Wifi is reliable, the kitchen is well stocked and the furniture comfortable. There is also a large, airy balcony perfect for growing some of your own vegetables. The neighborhood San Giovanni itself is very charming. It is centrally located, but also enough on the outskirts of 'downtown' that you will not have to put up with the commotion typical of central Rome.

The landlord is very amiable and attentive. I strongly recommend this home for your next stay in Rome, be it short- or long-term. The Roman life can be quite fast-paced and hectic at times, and a cosy place to retreat to and call home is an absolute necessity!

My partner and I stayed in Giuseppe's apartment for 3 months over summer. We found the experience to be very comfortable and we were very happy with our decision to stay there. We recommend this lovely apartment to prospective renters.

The apartment is nicely furnished. It catches a pleasant breeze which means it stays cool even during the hottest part of the year. It is also very light thanks to large windows. It has a terrace overlooking a quiet street, which is nice to sit on at the end of the day. The high ceilings make the apartment feel spacious.

The location of this apartment is excellent. It is close to shops, cafes and restaurants, and is only 50 m to the metro stop. It takes only 20 minutes to walk to the Colosseum, 30 minutes to FAO and 25 minutes to Monte. If you take the metro you can reach Roma centro in less than ten minutes. The apartment is also next to the magnificent San Giovanni church which is worth visiting.

The apartment was managed by Giuseppe's father, Nando, when we stayed. Nando was very helpful and friendly. Overall, we are happy to recommend this apartment. Enjoy your stay in Rome!
