Pleasantly furnished, single family home high above the Umbrian valley, part of the ancient town of Spoleto. Offers stunning views of the green Umbrian countryside near Perugia. Assisi, Foligno, Trevi, Spello, and Montefalco. Sleeps three to four,with guest loft seven. "Sleeping Beauty" comes to mind in this tranquil, idyllic setting. Enjoy leisure, country walks, gorgeous hiking trails. Or, explore all of Umbria, Marche, Tuscany, the Sibillini National Park and the secluded Valnerina, which spawned St. Benedict and his monks 1600 years ago. A reliable car and four bikes are available.

Around the house you will hear hoopoes, golden orioles, cuckoos and nightingales beginning in late March until August. Italian and interesting international neighbors are just far enough away for privacy, but near enough for invigorating contacts. The Silvignano olives, hand-picked end of October, produce one of the best oils of Italy. Seasonally, enjoy persimmons, lemons, figs, apples, quinces, pomegranates, and, in early spring, delicious and healthy wild asparagus, all from the property.

The old Umbrian stone house, local name "La casa della Napolitana", has been refurbished into a light, modern home. No dark, heavy, worm-ridden wooden beams here. An arch leads from the spacious dream-kitchen with Siemens appliances and Corian counters into the dining room, with its original fireplace, fitted with an efficient insert For convenience, a pantry adjoins the kitchen.

On the second level, find a light, open-ceiling living room. It connects to two double bedrooms, each with bathroom, shower and bidet. A stair up, enjoy creative moments or tele-work in a suspended office loft. A few wooden steps lead to a cozy, slanted-ceiling bedroom with three single beds for kids or visitors.

With a steady cool breeze on the slope, no air-conditioning is needed in hot weather. In the cool seasons, central gas heating, the fireplace at ground-level, or the Jotul stove upstairs will warm you, inside and out. You will find lots of easily accessible, well-seasoned firewood. Brilliant sunshine and deep blue skies often contrast to a sea of white fog in the valley below in fall and winter.

During most of the year, life takes place outdoors on two panoramic terraces. On the upper, choose a beer-garden setting under the persimmon tree, an open pavilion, or a green wall of ivy near the little hoopoe-fountain to enjoy meals or the fabled Monte Falco Rosso. Two small balconies with spectacular views offer seclusion. On the iris-, and rose-clad lower terrace, children and adults can climb into a hammock, or up to the designer tree-house. There is a well-stocked tool shop for hobby work.

Culture and history abound. The Spoleto Festival Dei Due Mondi in June/July attracts international audiences and world-class artists, following the steps of Goethe and Hermann Hesse, an enthusiast of Spoleto. Visit several world-heritage sites, awe-inspiring old monasteries and castles, or re-discover the abandoned villages and forgotten mule trails around you. For social interactions, and entertainment Spoleto and its surroundings harbor a unique Italian and international community, several theaters, and many first-class restaurants. Perugias International Airport "Francesco d' Assisi", linked worldwide, is half an hour away.
