Lovely, large, light 2-bedroom, 2-bathroom apartment on a leafy street in the charming Crouch End area of London
This is a very pleasant indeed, large, light, comfortable, well-furnished and fully-equipped, 2-bedroom, 2-bathroom flat (apartment).
It's filled with natural light through lots of windows, some in a wrap-around, corner position, and with great, open views.
We're delighted to say that all of our former tenants have been very happy with the apartment, with staying here and with the area.We really aim to be two, kind and responsive Landlords, and have been doing rentals as such for over 20 years. References from our previous tenants may be made available.
The house's location is in a green area with lots of trees and gardens but is only a minute's walk from the very attractive, characterful and highly-regarded "village" area of London, Crouch End, with its wonderful amenities and self-contained "villagey" feeling. The University of London colleges are 30-45 minutes away by plentiful public transport.
It is a fully and well-furnished and well-equipped apartment on a leafy street, quiet but close to all amenities, and which enjoys some extensive and panoramic views from the first floor (called in North America, the second floor). Included also is the use of a ground-floor, garden patio area with table, seating and BBQ.
Central London is within easy reach by public transport, normally within 30-45 minutes. Many of our previous tenants have even bicycled to central London work & colleges.
The apartment is situated on the first floor (the 2nd fl. in N. America) of a large, 19th century, end-terrace, corner house in the characterful and charming Crouch End/Highgate area of north London. It overlooks two gardens on one side and a third on the other and with wonderful views along the trees of leafy Wolseley Road and, in the distance, iconic Alexandra Palace on the other. All our previous tenants have been delighted with the apartment.
The flat has a large living & dining area overlooking gardens. Its furniture includes two sofas, glass coffee table, polished cherry-wood dining table, bookcases, desk and desk-chair, desk-table, ample cupboards There is a fully-equipped kitchen, fridge/freezer, washer/dryer & dishwasher. Gas central heating throughout There are two, good size fully furnished double bedrooms, supplied with linen & towels, one with a double bed, the other with 2 single beds, (but which could be placed together). Between the bedrooms is an attractive, porcelain-tiled bathroom/shower-room with basin; the second bathroom has a large shower area with adjoining sink, vanity unit & storage. The living-room sofa has a pull-out bed for guests. There is a TV, bluetooth stereo/radio/CD unit & DVD unit. There is broadband available, initially free from downstairs, but for a stronger signal, independently on modest subscription. Except the WC and the kitchen, the apartment is attractively carpeted throughout. We've found that the carpeting is also excellent heat and sound insulation. (The above is not meant as a full description of the furnishing & contents of the apartment, which are confirmed with tenants on a co-signed inventory at occupation).
The apartment includes the exclusive use of a private, patio off the garden with a table and chairs, parasol, flowerbeds & pots, an adjacent apple tree, and BBQ if you wish. There is an embedded cycle(s) lock-up bar, which is shared.
It's a truly superb location in London, just one minute's walk from Crouch End villages vibrant main streets & Clock Tower. Crouch End is full of all amenities, very many excellent, including countless restaurants, cafes, supermarkets, (Waitrose, Marks & Spencers Food & the Co-operative), restaurants of all descriptions, small shops, (many excellent), pubs & entertainment venues including two cinemas; a weekly Farmers' Market is nearby.
Transport options are plentiful and include easy access to three tube stations (Highgate, (Northern Line), Finsbury Park (Piccadilly & Victoria Lines) and Archway I(Northern Line)) as well as regular bus services, (W7, 91, 41 & W5) to central London from Crouch End in 30-45 minutes.
Two beautiful woodlands as well as lovely recreational areas are situated within a short walk of the apartment.
There is lots of (paid) residents parking, which is free except between 2pm and 4pm, when residents' parking fees, payable to the Council, apply.
Except in the case of short lets, where they are charged separately, broadband, water, electricity, council tax & TV licence are not included in the rent.
A refundable, security & damage deposit of the equivalent of 3 week's rent is placed in escrow with the government-sponsored Deposit Protection Service, and is due anytime before occupation. Any separate, holding deposit requested (negotiable according to circumstances) is applied to month 1's rent, and is due with the joint lease-signing. Rent is payable monthly in advance, by bank standing order. We would be using our made-to-measure lease, which we and tenants have happily used for many years. All occupation is subject to our co-signed lease, and all adults to be occupying must be named in the lease on a joint & several basis. A copy of our lease is available in advance, on request, as are are the gas safety & environmental certificates and the government's "tenant's handbook". There are a very few improvements and replacements from the last tenancy still in progress in the flat from the date of this advertising, and these would be pointed out on viewing.
