Beautiful 2-bed flat with large garden, Pimlico, SW1V 2LN, Central London

Sitting Room, adjoining Kitchen/Dining Room, Study/Spare Bedroom (all of which overlook pretty 60m sq garden), plus Double Bedroom and Bathroom. Located on lower floor of Victorian terraced house in a quiet unspoilt cul-de-sac in the much sought-after Pimlico Conservation Area. Located just 5 minute’s walk from major transport hub Victoria Station, & 1-2 minutes from local shops, restaurants, coffee shops, post office, sports centre/swimming pool, fresh vegetable market which upgrades Fri/Sat to foodie market, post office, and 3 supermarkets, including Waitrose and Sainsbury’s. Furnished as shown in photos. (The furniture in the Sitting Room has been upgraded by the landlord during the present 5 year tenancy. The photos taken at dusk show the new furniture. The daytime image of the Sitting Room shows the furniture as it was but indicate how light and airy this room is during the day. There is both a dark blue and red loose cover available for the sofa).

The flat is on the lower floor of the landlord’s home. Suitable for quiet, highly responsible and trustworthy academic, post grad or Phd student, with first class references.

RENTAL DETAILS:
Rent: £2167 per month (£500 p/w), plus utilities
Availability: lst April 2017.
Viewings: FROM 6th MARCH 2017 ONLY - APOLOGIES
Lease: 6 months Non-assured Tenancy lease (required because the flat forms part of the landlord’s home). Lease renewable by agreement.
Deposit: Six week’s rent deposit.
Other charges: The tenant to pay full costs of inventory clerk, should they require one, otherwise no agents’ fees or additional charges.
Inventory: Available in advance so tenants can check contents.
Use of Garden: The tenant has exclusive use of the garden, but it remains the property of the landlord and is maintained by her. Tenants are requested not to leave bins, washing or additional items of furniture in the garden so it remains a visual pleasure to those living in the rest of the house.
Insurance: Tenants must insure their personal possessions
Bicycle storage: External lock up yard available for bicycles, stored at owner’s own risk

I highly recommend this flat at the heart of London. I spent a few months here in the Spring of 2017 and could not have asked for a better place. The flat is conveniently located at walking distance from Victoria and Pimlico. It is situated in a very quiet street (cul-de-sac), with a bakery, shops, restaurants, and a local market just around the corner. The bedroom, sitting area, and kitchen are all situated at the back of the house and overlook the garden, so you hardly have any street noise. In addition, the many windows allow for lots of natural light, making the rooms very airy and bright. I got on with the landlady very well - Barbie is a lovely person and a good landlady - and thought it convenient that all amenities were included in the rent. I strongly recommend you to rent this flat. The flat is bright, quite, and beautiful. You have two balconies and a wonderful view on a super relaxing and nice garden. Therefore, you have the advantage of a relaxing place in the heart of London, at a walking distance from Victoria and Pimlico metro station. The location is cool, you have whatever you need in your proximity (restaurants, super markets, cafe, boulangerie). So, the flat is fantastic, in a very nice quartier and, as if this was not enough, Barbie is a very kind, polite and nice owner. You will really feel at home. Excellent stefania 2/21/2017 7:55:00 AM
