Tranquil, bright and centrally located in London N1

Our sunny second floor apartment overlooks Wenlock Basin, which is a backwater of the historic Regents Canal. It’s about as far as you can get from traffic anywhere in Central London.

Much of the local colour and sound derives from the aquatic wild life – coots, geese, ducks, swans and the occasional heron, kingfisher and cormorant. The attractive buildings and pretty houseboats on the other side of the canal are more than 45 yards away. Residents have access to a private canal-side wharf. On the other side of the building is a small park.

This 1930s block, a former print works, was converted to residential use twenty years ago. Our apartment has wonderfully high ceilings, large windows and leafy canal views. The City, the South Bank and the West End, are all easily accessible.

Rent is £78 per night (minimum stay 90 nights). The rent includes 70 TV channels, fast broadband (100 mbps), council tax, standing charges for electricity, all water consumption and service charges. The cost of electricity consumption is deducted at the end of the stay. Our cleaner will visit for an hour every week - also at our expense.

Ideally situated for transport, the apartment is 5 minutes from the main bus routes on City Road. Bike hire facilities and dockless bikes are nearby. Old Street and Angel Tube stations are a 12 minute walk, either along the canal or down City Road. The British Museum, British Library, Barbican Centre, Tate Modern, Southbank Centre and West End theatres are all a short bus ride away or a 20-40 minute walk. The nearest pay-as-you-go gym with a pool is Ironmonger Row Baths, 7 mins walk away.

A rich and diverse variety of shops, cafés, restaurants, theatres, cinemas, supermarkets and farmers' markets are a short walk away, via canal or road, at Angel Shopping Centre, Chapel Street, Upper Street and Essex Road.

The nearest supermarkets are just 5 minutes away, beyond the park. The Eagle pub on Shepherdess Walk is the one featured in the well-known nursery rhyme, Pop Goes the Weasel! Even closer, at the corner of the park, is the award-winning Wenlock Arms, a Real Ale pub that also serves some tasty wedges of London life.

Our apartment is being let fully furnished. A floor plan and letters of recommendation are available on application. Apart from the bathroom and entrance hall, all ceilings are 10ft (3m) high.

The bedroom has a floor area of around 90 sq ft and features casement windows along the length of the south-west wall, contemporary steel wardrobe shelving system and Muji kingsize bed (200x150cm) with Tempur anti-allergenic memory foam mattress. Towels, sheets, duvets, etc, are all provided.

The fully fitted kitchen has a double sink, electric oven, electric ceramic hob with extractor hood, large fridge/freezer, washing machine, dishwasher and microwave oven. The wide range of cutlery, crockery, pots and pans allow for serious cookery. There is no electric clothes dryer. In its place we use a free-standing dryer – environmentally friendly and much more economical.

The bathroom has a shower attachment and shower curtain above a full-sized bath, low-level WC, a washbasin and shaver’s point. The floor is fitted with pale green Amtico tiles.

Along the length of the entire south-west wall are floor to ceiling Crittall glazing with two French windows giving on to a Juliet balcony - ie, a balcony that does not protrude from the building’s facade. Grey aluminium venetian blinds allow for fine control of sunshine. The living/dining area has a digital LED TV with Freeview (and around 70 no-subscription channels), a Canon printer/scanner, a Muji sofa that unfolds into a double bed for occasional use and a range of designer glass and steel furnishings: dining table and chairs, work desk and classic Oikos Italian cabinets.

The booked period does not have to be a whole number of weeks or months. Any stay of 90 nights or more can be arranged. Rent is payable monthly in advance, based on a nightly rate of £78. So, for example, if you stay for 101 nights (just over 3 months), the whole amount is payable in three monthly instalments - or in one lump sum - whichever you prefer.

The rent covers all standing charges. The only additional charge is for the electricity you consume. Electricity costs should average around £90 per month Nov-Apr and £45 per month the rest of the year. Consumption is calculated from meter readings taken immediately before and after your stay.

In line with usual practice, we require a deposit of £2500. At the end of your stay the deposit is returned, minus the cost of electricity consumed. Where extra cleaning is required or damage incurred these costs may also deducted.

The immersion heater (for hot water) is powered by cheaper electricity during the night but can be boosted during the day. The electric space heaters work on the same principle, keeping electricity costs low. Our supplier is Good Energy and provides 100% renewable electricity.

Parking is at a premium in this part of London. Street parking is by residents permit only but may be the cheapest option. There is limited parking on the ground floor of our building itself, although spaces are sometimes available at around £120 per month. There are two bike hire stands on the street and, increasingly, dockless schemes, for use London-wide (see 'visit london' link below).

This tastefully decorated and fully appointment contemporary flat (with a very comfy bed) is in a wonderful location (it has a lovely view too). Great restaurants, coffee shops, shopping and theaters (Almeida, Sadler’s Wells and Barbicon are all walking distance). I loved being so near the path adjacent to the Regents Canal (great for peaceful traffic free long walks). Transport is very easy since it’s close to Angel Tube and lots of bus lines (including a 24 hour one). David provides a great guide to the flat and the neighborhood. He is extremely easy to communicate with and a really interesting and kind person. All in all, a gem of a place. Excellent ssm 8/7/2019 6:50:00 AM
I stayed this apartment for two months in May and June and I will be returning for two additional months in January. This apartment is just superb! Fully equipped, beautifully decorated and very confortable furniture (bed, couch, etc). I particularly enjoyed the nice views to the Regent's Canal and its natural light. The location is also ideal: 10 minutes away from Angel and Old Street tube stations, served by several buses that make easy to go around London. There are also many nice cafes, restaurants and shops nearby. David is an amazing host. He was so helpful and responsive, as well as extremely friendly and nice person.

Overall, if you have the chance to spend some time in London, I highly recommend this flat!!!

My husband and I stayed in David’s flat for three months this spring. As professors, we were looking for a quiet and relaxing setting close to good pubs and a short tube’s ride away from London’s outstanding theatre and nightlife. We found a sanctuary in the middle of the city (complete with swans and longboats on the lovely canal just outside the window) and close to a high street with everything we needed. There's also a gem of a public park fifty feet from the entrance to the building. The flat was clean, more than comfortable and had a lot of natural light. And it looks just like the pictures! We can’t say enough good things about this place and have already recommended it to many friends and colleagues at the University where we teach. David is a great guy and was always available for questions (not that we had many). We have great memories of London, including staying in this beautiful flat. Tania and I stayed at David and Jane's flat in the Royle Building for a little over three months at the beginning of 2013. The flat is clean, spacious and well-appointed. David was a pleasure to deal with throughout the process, with clear and punctual communication at all times...and he's also 'just a nice guy'. My wife and I spent 6 months in this superb apartment in the Royle building, and we highly recommend renting from David and Jane. David was extremely responsive and helpful, and he made sure that our stay went smoothly at every stage. The apartment is cleverly designed with loft style features and a stylish decoration -with a special mention to Jane’s paintings. The apartment has everything that you need: fully equipped kitchen, wi-fi, TV, landline phone, and plenty of storage. It is perfect for one person or for a couple. It feels much bigger than the actual size as it has high ceilings, plenty of natural light, and an expansive view to the Canal. The apartment is on the second floor of the Royle Building, and benefits from a secure entrance system, a porter, and also a lift. And the location cannot be beat! It is a 10 min walk to Angel tube Station, and to Old Street tube station, and a 5-10 min walk to City Road where you can easily get buses to several destinations. The amenities of Upper Street are also close by: Cafes, nice restaurants, shopping, and grocery stores. We had a wonderful time and we recommend it without reservations.
