Tranquil, bright, convenient and centrally located

Our sunny second floor flat overlooking Wenlock Basin, backwater of Regents Canal, is about as far as you can get from traffic anywhere in Central London. Much of the local colour and sound derives from the aquatic wild life – coots, geese, ducks, swans and the occasional heron and kingfisher. The 1930s building is a former print works. Residents have access to a private canal-side wharf. On the other side of the building is a small park.

This building has been our home since 1999 when the block was first converted to residential use. Our flat has high ceilings, large windows and we love living here, indulging in quiet canal views yet able quickly to get to the City, the South Bank, the West End, the vibrant local shopping and entertainment, and a number of travel hubs for places much further afield.

Rent is £75 per night. This covers all standing charges and includes council tax, water and service charges, TV, fast broadband (70mbps) with wifi – and a printer too. Cleaning can be arranged if required, though this is not included in the rent.

Ideally situated for transport, the flat is 5 minutes from the main bus routes on City Road, there's a bike hire stand nearby (free bike use for 30 mins) and Old Street and Angel Tube stations are a 12 minute walk, either along the canal or down City Road. The British Museum, British Library, Barbican Centre, Tate Modern, Southbank Centre, The Wellcome Trust and West End are all a short bus ride away or a 20-40 minute walk. The nearest 'no contract' gym with a pool is Ironmonger Row Baths, 7 mins walk away.

A bewitching variety of shops, cafés, restaurants, theatre, cinema, supermarkets and farmers' markets are a short walk away, via canal or road, at Angel Shopping Centre, Chapel Street, Upper Street and Essex Road.

The nearest supermarket is a 5 minute walk. Slightly closer is a petrol station with a small shop and a MacDonalds. Even closer, at the corner of the park, is The Wenlock Arms, an historic unreconstructed pub that serves draft ales and some tasty wedges of London life.

Further details
Our flat is being let fully furnished. A floor plan and letters of recommendation are available on application. Apart from the bathroom and entrance hall, all ceilings are 3 meters high.

BEDROOM
The flat has one bedroom with a door and openable windows along the length of the south-west wall. It's about 90 sq ft with open wardrobe and kingsize bed (200x150cm). The bed is a Tempur anti-allergenic memory foam mattress on a Muji ash wood base. Towels, sheets, duvets, etc are all provided.

KITCHEN
There's a fully fitted kitchen with double stainless steel sink, electric oven, 4-pit electric hob with extractor hood, large fridge/freezer, washing machine, dishwasher and microwave. The wide range of cutlery, crockery, pots and pans provided allow for serious cookery. Please note that there is no electric clothes dryer. A free-standing clothes dryer, environmentally friendly and much more economical, is provided for use in the bathroom or living-room.

BATHROOM
The bathroom has a shower attachment and shower curtain above a full-sized bath. The floor is fitted with pale green Amtico tiles.

LIVING AND DINING AREA
Along the length of the south-west wall of the large living/dining area are floor to ceiling windows that include an openable window, two window doors giving onto a Juliet balcony - ie, a balcony that does not protrude from the face of the building. Grey aluminium venetian blinds allow for fine control of sunshine and privacy (the buildings on the other side of the canal are more than 40 meters distant). The living/dining area is furnished with a round glass and steel dining table, four steel chairs, digital LED TV with Freeview (around 70 no-subscription channels), sofa, glass-topped steel work desk with work chair and printer, and two large glass and aluminium Italian cabinets for use by guests. Two further identical cabinets contain our books and possessions and are not for use.

LENGTH OF STAY
The booked period does not have to be a whole number of weeks or months. Any consecutive number of 90 or more nights may be booked. If your planned stay is slightly shorter than this do please enquire. We may be able to accommodate you.

RENT
Rent is payable monthly in advance, based pro rata on a daily rate of £75. So, for example, if you stay for just over 3 months from 5 Aug to 14 Nov, the whole rent is £7575 (101 nights x £75), payable in three equal instalments of £2525 before the 5th of each month.

ELECTRICITY CONSUMPTION
The rent covers all standing charges. The only additional charge is for the electricity you consume for hot water, cooking, lights and space heating. Electricity costs should average no more than £75 per month Nov-Apr and £35 per month the rest of the year. Consumption is calculated from meter readings taken immediately before and after your stay.

DEDUCTIONS FROM DEPOSIT
The deposit of £2500 is to ensure that our costs are covered if reasonable care is not taken of our flat. It remains, after all, our home. So, for example, additional cleaning or breakage costs may be deducted if the flat is not returned in its original condition. Normally, however, the only deduction made before return of deposit will be for electricity consumed.

HEATING
The immersion heater (for hot water) is powered by cheaper electricity during the night but can be boosted during the day. The electric space heaters work on the same principle, keeping electricity costs low. Our supplier is Good Energy and provides 100% renewable electricity. Because of the large south-west facing windows and the surrounding flats, the space remains pleasantly warm in winter.

PARKING
Parking is at a premium in this part of London. Street parking is by residents permit only but may be the cheapest option. There is limited parking on the ground floor of our building itself and sometimes spaces are available to rent at around £120 per month. There are two hire-bike stands on the street for use London-wide and rides of up to 30 mins are free.

I stayed this apartment for two months in May and June and I will be returning for two additional months in January. This apartment is just superb! Fully equipped, beautifully decorated and very confortable furniture (bed, couch, etc). I particularly enjoyed the nice views to the Regent's Canal and its natural light. The location is also ideal: 10 minutes away from Angel and Old Street tube stations, served by several buses that make easy to go around London. There are also many nice cafes, restaurants and shops nearby. David is an amazing host. He was so helpful and responsive, as well as extremely friendly and nice person.

Overall, if you have the chance to spend some time in London, I highly recommend this flat!!!

My husband and I stayed in David’s flat for three months this spring. As professors, we were looking for a quiet and relaxing setting close to good pubs and a short tube’s ride away from London’s outstanding theatre and nightlife. We found a sanctuary in the middle of the city (complete with swans and longboats on the lovely canal just outside the window) and close to a high street with everything we needed. There's also a gem of a public park fifty feet from the entrance to the building. The flat was clean, more than comfortable and had a lot of natural light. And it looks just like the pictures! We can’t say enough good things about this place and have already recommended it to many friends and colleagues at the University where we teach. David is a great guy and was always available for questions (not that we had many). We have great memories of London, including staying in this beautiful flat. Tania and I stayed at David and Jane's flat in the Royle Building for a little over three months at the beginning of 2013. The flat is clean, spacious and well-appointed. David was a pleasure to deal with throughout the process, with clear and punctual communication at all times...and he's also 'just a nice guy'. My wife and I spent 6 months in this superb apartment in the Royle building, and we highly recommend renting from David and Jane. David was extremely responsive and helpful, and he made sure that our stay went smoothly at every stage. The apartment is cleverly designed with loft style features and a stylish decoration -with a special mention to Jane’s paintings. The apartment has everything that you need: fully equipped kitchen, wi-fi, TV, landline phone, and plenty of storage. It is perfect for one person or for a couple. It feels much bigger than the actual size as it has high ceilings, plenty of natural light, and an expansive view to the Canal. The apartment is on the second floor of the Royle Building, and benefits from a secure entrance system, a porter, and also a lift. And the location cannot be beat! It is a 10 min walk to Angel tube Station, and to Old Street tube station, and a 5-10 min walk to City Road where you can easily get buses to several destinations. The amenities of Upper Street are also close by: Cafes, nice restaurants, shopping, and grocery stores. We had a wonderful time and we recommend it without reservations. Last summer I spent three months in this stunning loft apartment in the Royle Building by the Regents Canal. I could not think of any better place to spend a sabbatical term. The stylish living space with brick interiors is very spacious and bright due to its high ceilings and large industrial windows. This loft apartment is beautifully situated on the Regents canal with picturesque views of the water, where one can watch ducks and swans swimming by while thinking and writing. The pleasant and silent environment offers excellent working conditions, but if one needs a change or consult books, the British Library is near by (only ten minutes bus ride or two tube stops to get there). The entire apartment is well-equipped with a fitted kitchen, dishwasher, microwave, high-quality mattress, printer, television, video/DVD player etc. The flat is located in a very lively area between Old Street and Angel; there are several nice bars, restaurants, coffee shops, and grocery stores just around the corner. I would highly recommend this apartment rental to anyone looking for a productive and pleasant stay in London.
