Atwood Gem in Madison's Coolest 'Hood

This is a very nice, CLEAN, quiet and spacious 2nd floor apartment in a classic eastside, owner-occupied two-flat house. Apartment is approximately 900 sq. ft. -- huge for a one bedroom -- larger than many 2-bedrooms in this area!

Well furnished. Furnishings are basic but comfortable: A full-sized bed (a medium-firm & comfy memory foam mattress, similar to Tempurpedic), dresser, living room sofa & two stuffed chairs, solid wood dining room table & chairs, in-unit washing machine (EnergyStar) and, of course, stove & fridge (EnergyStar). Kitchenware, tableware, linens, bedsheets and towels provided. Really, all you'll need is your suitcase!

-Water softening system included (i.e, less soap consumption).
-Beautiful wood floors throughout.
-Lots of closet space.
-Gardening opportunities in the backyard.
-Responsible & responsive owners live in unit below--we are quiet and respectful of our upstairs neighbors!
-Very nice, respectful and QUIET neighbors--A healthy mix of retirees, families with kids, grad students, tradespeople, artists, techies, professionals of all stripes. Basically everyone who makes Madison the cool place it is!

Heat, Electric, Water AND Wifi included!!!! Though we pay the utilities, you get a very energy efficient, comfortable house, and all EnergyStar appliances (more at the apartment website). Thanks to the efficient appliances, the apartment uses less than 1/5 the average Wisconsin household's electricity. Of that small fraction, 100% of the apartment's electricity is sourced from local rooftops through the locally-owned, member-owned Solar Legacy Coop. No coal. No mega-utilities. No mega-powerlines slashing across habitats and the landscape. NO Kochs. No political contributions to global warming denying politicians.

Enjoy the classic Atwood Neighborhood and its convivial location efficiency:
-Walkscore = 81! Bike Score = 100!!!! In other words, most errands can be done walking or biking.
-This is a very pedestrian-oriented area.
-Easy to live car-free or car-lite!
-Two blocks to coffee, art & lake! Walk to: Barrymore Theater, Cafe Zoma, Dobhan Restaurant, Alchemy Pub/Restaurant, One Barrel Brewing, Tex Tubbs (Austin Style Taqueria), Alchemy Brewpub, Nextdoor Brewpub & Restaurant, Barriques coffee shop, etc.
-Easy 15 minute bike to the Square, mostly on bike path! --1/2 block to the Isthmus Bike Path!
-Bus: 1 block to the #3, 10 & 38 (express) bus lines, just 25 minutes to campus.

No SmokERS (of anything, anywhere), no pets (please don't ask).

Disclosures:
-The house is old. Built in 1927. In excellent condition and lots of mechanical updates for its age, BUT, lots of quirks as is typical of old homes.
-Not the suburbs: this is a lively, convivial, mixed use, mixed income neighborhood. In front of the house it's a parade of bikes & pedestrians & strollers all day. (I recommend taking a look at a street viewing program.)
-Sometimes under the flight path (dense insulation mitigates significantly though).
-No dishwasher
-No dryer. We go eco: a drying rack is provided; also a line in the backyard. With the high spin speed washer, it usually only takes 2 hours for everything to dry on the rack/line.
-No granite countertops (*GASP*!).
-Please look very closely at the photos--it's all pretty WYSIWYG!

My wife, Pam, & I live in Madison, Wisconsin, a classic Midwestern college town. We are all about mutual reciprocity & respect. We've been told by people in-the-know that we're friendly, respectful, good-humored. SabbaticalHomes has been a fun way to make friends from around the world! Pam is a physical therapist clinical instructor. Mike is a free-lance community energy efficiency consultant and civic activist working on behalf of pedestrians, cyclists and bus riders. He holds a Masters in Geography from UW-Madison. We like exploring places by bicycle, on foot and by local transit. Indeed, when we were searching for a place to settle, we picked Madison because it is very progressive on people-oriented transportation. We really try to be something more than just impersonal landlords; we hope to provide some local perspective that you would never get at a corporate apartment complex. We hope to bring our community alive for our tenants. A big part of my growing up was in Heidelberg, Germany where I so very much enjoyed biking hostel to hostel. I always marveled at the graciousness & eternal patience of the hostels' Hausmuttern und Hausvatern, putting up with a bunch of feral teenagers from all over the world, traveling on their own. In the late 80s Pam & I were both lucky enough to be stationed in Vicenza, Italy where we learned to speak Italian fluently (well, Pam learned "el dialeto Vixentin"!). On our bicycle peregrinations around northeastern Italy, we really came to understand the concept of "La Frasca," the art of making friends of strangers passing through town. Indeed, if you ever need recommendations from happy tenants of ours, past & present, and from all over the world, we'd be happy to provide them!

I stayed in Mike's apartment for 9 months and it was a fantastic experience. Mike is an extremely honest and conscientious landlord. Several times I mentioned that it would be nice to have something (e.g., a light in the garage) and he frequently went ahead and provided it. (In this case, he made it solar powered.) The place is very clean, beautiful old flat. The location is fantastic. Having lived in Madison for a few years now, it is my favorite part of the city to live in -- that block in particular! The best cafes, restaurants, etc, a few blocks from the lake. A short walk to the square or Willy street. Half hour walk to campus, or a quick bike or bus ride.

Mike was very fair with the deposit -- didn't try to change me extra or anything. He returned it faster than was required.

I highly recommend this apartment and Mike as a landlord!
