Atwood Gem in Madison's Coolest 'Hood

This is a very nice, CLEAN, quiet and spacious 2nd floor apartment in a classic eastside, owner-occupied two-flat house. Apartment is approximately 900 sq. ft. -- huge for a one bedroom -- larger than many 2-bedrooms in this area! In fact, this is more of a 1.5 bedroom because of the extra room off the living room-- nice little yoga nook or study.

Well furnished. Furnishings are basic but comfortable: A full-sized bed (a medium-firm & comfy natural latex mattress, SAATVA), dresser, living room sofa & two stuffed chairs, solid wood dining room table & chairs, in-unit washing machine (EnergyStar) and, of course, stove & fridge (EnergyStar). Kitchenware, tableware, linens, bedsheets and towels provided. Airbnb ready at a much lower price. Really, all you'll need is your suitcase!

-Water softening system included (i.e, less soap consumption).
-Beautiful wood floors throughout.
-Lots of closet space.
-Gardening opportunities in the backyard.
-Responsible & responsive owners live in unit below--we are quiet and respectful of our upstairs neighbors!
-Very nice, respectful and QUIET neighbors--A healthy mix of retirees, families with kids, grad students, tradespeople, service workers, artists, techies, professionals of all stripes. Basically everyone who makes Madison the cool place it is!

Heat, Electric, Water AND Wifi included!!!! Though we pay the utilities, you get a very energy efficient, comfortable house, and all EnergyStar appliances. Thanks to the efficient appliances, the apartment uses less than 1/5 the average Wisconsin household's electricity. Of that small fraction, 100% of the apartment's electricity is sourced from local rooftops through the locally-owned, member-owned Solar Legacy Coop. No coal. No mega-utilities. No mega-powerlines slashing across habitats and the landscape. NO Kochs. No political contributions to global warming denying politicians. Oh, and all this sustainability while keeping things cozy comfortable.

Enjoy the classic Atwood Neighborhood and its convivial location efficiency:
-Walkscore = 81! Bike Score = 100!!!! In other words, most errands can be done walking or biking.
-This is a very pedestrian-oriented area.
-Easy to live car-free or car-lite!
-Two blocks to coffee, art & lake! Walk to: Barrymore Theater, Lao Laan Xang Restaurant, Brittoli Cafe, Daisy Cafe & Cupcakery, Alchemy Pub/Restaurant, One Barrel Brewing, Tex Tubbs (Austin Style Taqueria), Nextdoor Brewpub & Restaurant, Barriques coffee shop, etc.
-Easy 15 minute bike to the Square, mostly on bike path! --1/2 block to the Isthmus Bike Path!
-Bus: 1 block to the #3, 10 & 38 (express) bus lines, just 25 minutes to campus.

No SmokERS/VapERS (of anything, anywhere), no pets (please don't ask).
Max 2 tenants (of any age).

-The house is old. Built in 1927. In excellent condition and lots of mechanical updates for its age, BUT, lots of quirks as is typical of old homes.
-Not the suburbs: this is a lively, convivial, mixed use, mixed income, mixed everything neighborhood. In other words, a *real* neighborhood. In front of the house it's a parade of bikes & pedestrians & strollers all day. (I recommend taking a look at a street viewing program.)
-Sometimes under the flight path (dense-pack insulation mitigates significantly though).
-1 block to a local tavern. The Harmony Bar is beloved by the neighborhood, but once in a while someone stumbles out noisily. This applies to most of the eastside, where most of the city's coolest watering holes exist. If you need T-total, the westside might be a better choice.
-No dishwasher.
-No garbage disposal.
-No dryer. We go eco: a sizeable indoor drying rack is provided; also a line in the backyard. With the high spin speed, *new*, high quality EnergyStar washer, it usually only takes 2 hours for everything to dry on the rack/line.
-No granite countertops (*GASP*!).
-Window AC only. It will keep things generally comfortable in a Wisconsin summer, but in a heatwave it will not be equivalent of central air.
-Please look very closely at the photos--it's all pretty WYSIWYG!

My wife, Pam, & I live in Madison, Wisconsin, a classic Midwestern college town. We are all about mutual reciprocity & respect. We've been told by people in-the-know that we're friendly, respectful, good-humored. SabbaticalHomes has been a fun way to make friends from around the world! Pam is a physical therapist clinical instructor. Mike is a free-lance community energy efficiency consultant and civic activist working on behalf of pedestrians, cyclists and bus riders. He holds a Masters in Geography from UW-Madison. We like exploring places by bicycle, on foot and by local transit. Indeed, when we were searching for a place to settle, we picked Madison because it is very progressive on people-oriented transportation. We really try to be something more than just impersonal landlords; we hope to provide some local perspective that you would never get at a corporate apartment complex. We hope to bring our community alive for our tenants. A big part of my growing up was in Heidelberg, Germany where I so very much enjoyed biking hostel to hostel. I always marveled at the graciousness & eternal patience of the hostels' Hausmuttern und Hausvatern, putting up with a bunch of feral teenagers from all over the world, traveling on their own. In the late 80s Pam & I were both lucky enough to be stationed in Vicenza, Italy where we learned to speak Italian fluently (well, Pam learned "el dialeto Vixentin"!). On our bicycle peregrinations around northeastern Italy, we really came to understand the concept of "La Frasca," the art of making friends of strangers passing through town. Indeed, if you ever need recommendations from happy tenants of ours, past & present, and from all over the world, we'd be happy to provide them!

A great place to stay! Plenty of natural light, tons of room (especially for a one-bedroom) with furnishings. The landlord is extremely nice, accommodating, and easy to work with! I love Madison and really enjoyed living here. Excellent benvoliobenji 8/24/2020 2:35:00 PM
It is really a great apartment in a very hip location of Madison, which meets all requirements. It is clean, everything works very well, it is warm, even in the deepest winter, and if there are any questions, the landlord is always available. Mike is not only very trustworthy and correct, but also incredibly attentive to the wishes of his tenants, very courteous and fair. In the course of the Corona crisis I had to leave one month earlier - we were able to agree on a solution very quickly so that I did not have to pay the full rent. Meine Erfahrungen mit der Wohnung sowie mit Mike als Vermieter sind durchweg positiv. Die Wohnung war komplett möbliert, sauber und ruhig. Die Kommunikation mit dem Vermieter verlief jederzeit problemlos und immer, wenn ich Fragen hatte oder Kleinigkeiten ausgetauscht haben wollte, wie etwa der Wasserhahn in der Küche, kümmerte sich Mike umgehend darum.

In unmittelbarer Umgebung der Wohnung befinden sich Restaurants, ein Supermarkt und Bushaltestellen, die regelmäßig zum Campus fahren. Ich würde jederzeit wieder von Mike mieten. Absolut empfehlenswert!

I stayed for 3 months in Mike's apartment and my experience was great! The apartment is spacious, clean and has all the amenities you might need. Also, the location is excellent. Restaurants, bars and a good supermarket are all at walking distance and the University campus is just a small ten minute bike ride. Finally, communication with Mike was very easy and he was always there to make sure my experience in Madison was a good one. Thus, I highly recommend Mike's apartment if you are looking for a place to discover Madison from!
