DESCRIPTION - Our classic family Arts and Crafts home built in 1915 and has three floors of living space totaling approximately 3200 square feet, 1350 sq ft first floor, 1000 sq ft second floor ( entire master bedroom) and 900 basement

There are hardwood maple floors throughout both the first and second floors except for the bathrooms which are tiled. Basement is tiled.

You enter the house through an old fashion north facing three season screened porch where you will find vintage wicker furniture for relaxing. The living room is spacious and has a wood burning fireplace, two built in bookcases and a spirits cabinets.

The formal dining room has a large mission style oak table that seats 14 if fully extended, the built in leaded glass hutch houses glassware and china, w/ linens for entertaining

The custom eat-in architecturally restored kitchen has floor to ceiling custom oak cabinetry, a large soapstone farm sink & counters, handmade tile backsplash, a built a sub zero fridge, Dacor gas range with downdraft and new Bosch dishwasher. There is a built in south facing eating nook w/ bench seat and large dining table. Full view of the garden through a large 72"x 40"south facing opening landscape window (an H-window w/ screen). The kitchen is fully equipped with all necessary small appliances, cookware, dish ware, baking ware, glassware etc..

The first floor has two bedrooms, one extra large bedroom with a queen bed and walk-in closet, and a private patio door to the back yard garden and attached deck. It is bright and warm with south and west light. The smaller front bedroom is a guest room for visitors and has a large north picture window and one east facing double hung windows. This bedroom has a full bed set and small closet.

The first floor full bathroom is 9x6 and has a full west facing window bank with glass blocks and one casement. Is has just recently been updated with floor to ceiling white 9"x4"subway tile, a walk in glass shower and pedestal sink.

The entire second floor of the house is a master bedroom about 1000 square feet. It has a new king adjustable bed and mattress, a 12x12 marble tiled bathroom with whirlpool tub, new mission vanity with boulder vessel sinks and black granite top, walk in shower, walk-in in/ built in California closet system with a second full stackable laundry. The room feature south facing patio door to a 12x12 sun deck with patio furniture opening to the backyard garden through double doors. The master room has great light and is very spacious. There are also three long true divided light casement windows on the east and west sides of the room, two large skylights. The room is also furnished with a desk and printer, flat screen TV, settee, sofa and two accent chairs, wool handmade area rugs and a large bureau. There is also an extra sleeping loft with futon accessed by a small ladder midway off stairway to the master bedroom.

The basement space is a 30 x 28 w a newly renovated tile bathroom with double vanity with granite top. There are six windows, three opening new replacement windows and three glass block windows, allowing sunlight from the West, South and East. Half the basement is finished with tile and has wool area rugs, a comfortable queen bed w/ down pillows and comforter, a large dresser, a big closet area, a glass top desk nook, a loveseat couch and coffee table area.

The other half has painted concrete floor with wool woven rugs, exposed rafters and houses the modest kitchenette w/ small electric stove, large full fridge, dining table and chairs, many small appliances, basic dish wares necessities and the washer and dryer. The furnace, water heater and water softener are in a utilities room. There is also a storage pantry and single car attached garage accessible form this room.

The surrounding property is all mature trees and an intricate garden built over a 25 year period, a brick walkway patio with comfortable patio furniture. An upper wood deck with outdoor dining table and chairs. There is street parking and driveway space for two small cars and room for one car ( or other storage) in the garage.

The house is located in one of the oldest residential neighborhood on the near west side of Madison, 3 block walk to UW Hospital, 8 blocks to Picnic Point, 12 blocks to UW Campus, 18 blocks to the downtown, 10 blocks to Lake Wingra. Vilas Park and the Henry Vilas Zoo and the Arboretum is less than a mile away and a nice walk through safe and friendly residential neighborhoods.

You can also walk six blocks to out local Regent Street Coop and The Heights coffee shop, or go the other direction and be at the best Italian restaurant in Madison - Lombardino's! 5-10 blocks to Regent/Monroe St, where you will find many locally owned and operated small businesses, great restaurants and coffee shops. If you run, we are eight blocks from Lake Mendota and Picnic Point. Going West one mile you will find Sundance Theaters, Whole Foods and shopping.

We found the house very dirty – black mold in shower, baked-on grease in the oven, stained floors, etc. – and in poor shape – water damage in living room, holes and cracks in walls and baseboards, etc. and, for a rental, very, very cluttered. Living room furniture is old, shabby and mismatched; the screen porch is redolent with mildew. To complete the picture, the master bedroom is comfortable, the appliances work and the formal garden behind the house is lovely. Disappointing Marc 9/27/2020 1:08:00 PM
