Penthouse in Chelsea Brownstone

This beautiful 1-bedroom apartment occupies the top floor of an 1820s townhouse.
Although the floor plan is open, the 1000-sq. ft. space is divided into two basic areas—living/dining and a bedroom/office, with a kitchen at the center. The original, hand-hewn beams are exposed. The two big rooms each have a wall stripped back to the original brick. Light floods the whole apartment, through banks of windows north and south and ample skylights over the kitchen and bathroom. The living room faces south onto a garden filled with trees, including a dogwood, and much birdlife: sparrows, mourning doves, cardinals, starlings. We’ve seen a hawk each winter.. We have access to a newly planted roof garden with two eating areas. (Only 5% of New York apartments have outdoor space).
 
Everything that needs to work efficiently and comfortably, does. The apartment was renovated (down to the studs) in 2014. The windows are new and soundproofed. There is central AC (and forced-air heat, though the radiators work as well). The kitchen (including a five-burner Bosch range and convection/conventional oven) and bathroom are decently sized and nicely appointed. There is good storage throughout. The apartment has wi-fi and a smart TV with satellite and Netflix service. We’ve chosen decent-quality furniture, including a great mattress for the Stickley bed; good cookware and knives as well. We’ve hung paintings. The bookshelves will fill up over time.
 
The High Line runs a block away. You can use it to get to the Village or the Whitney. We are a five-minute walk from the C and E lines and a ten-minute walk to Penn Station, for easy access by train to Newark or JFK or anywhere in the Northeast.
 
The 6-story Chelsea Rec Center is next door: pool, ping pong, cardio and weight rooms; sometimes, Russian dancers. Seniors pay $25 per year, others $75 for six months. Whole Foods and the Chelsea Market are each a ten-minute walk away. There are good restaurants within a block. It is close to NYU, New Schools and Parsons and within half an hour by subway of Columbia, City College, Hunter etc.
 
The building is a walk-up and we are on the fourth floor, so it’s not appropriate for those with compromised mobility. (But in a time of COVID, no elevator and limited number of people in the building is an advantage). The building’s owners live on the first floor; they are kind, thoughtful and helpful. Nora and I live in California and have long-term rental partners who stay at the apartment regularly but it is available for part of the year for four weeks at a time.

The monthly rental is $5725 (including utilities).
