Sunny 1 BR in heart of Greenwich Village

I am looking for a responsible non-smoking person or a couple to sublet my Greenwich Village 1-bedroom apartment for the academic year while I am away on fellowship.

The apartment is spacious, clean and very sunny, and is located on W 12th St. in the heart of Greenwich Village, on a quiet, tree-lined brownstone block right off of lower 5th Avenue. The 750-sq.-ft apartment is on the 4th floor of an elevator building with a 24-hour doorman, and is fully furnished and equipped. The apartment has south-facing views from every room (fronting on the gorgeous peartree you can see in the photos), over-sized windows, hardwood floors, and good closet space. There is an air conditioner in every room.

The building is very well-maintained, with a live-in super and 24-hour doormen, and has a beautifully-planted roofdeck and laundry in the basement. The staff have taken meticulous precautions during the current public health crisis, cleaning and disinfecting common spaces multiple times throughout the day. The building has instituted distancing protocols (masks in shared spaces, one person in the elevator at a time, the doormen receiving all deliveries to minimize traffic in the building, etc.)

The location is pretty unbeatable: it is close to Washington Square Park and NYU (pleasant ten minute walk to Bobst Library; the New School is at your doorstep), restaurants, shops, the Strand bookstore, the IFC and Film Forum. There are three good supermarkets— a Whole Foods, a Citarella, and a West Side Market— and a number of good gyms— an Equinox, the Y, NYSC— within a few blocks. It is a two- to seven-minute walk to practically every major subway line (the F, M, L, and Path trains at 14th St and 6th Ave; the N, R, Q, 4, 5, and 6 at Union Sq., the 1, 2, and 3 at 14th St and 7th Ave; and A, C, E, B, D at West 4th).

The building is owner-occupied and very quiet. Studios apartments sublet in the high 3s; one-bedroom apartments start at $5,000/month.

**Please note that the building is a coop, so coop board approval is required. For people not familiar with the NY coop system: coop boards run a credit check, ask for a variety of financial documents as well as brief letters of recommendation, and require a board interview. It takes one month for the process once the paperwork has been submitted.**
