Striking Georgian house & private garden, Central London/ SouthBank/ Waterloo

Our tranquil home is a grade-II listed Georgian in a heritage zone you may have seen in the movies (the new James Bond is filming as I write), and its location is phenomenally central. Ten minutes' walk over or along the Thames River gets you to King's College London, Tate Modern, National Theatre, Old and Young Vic, BFI, and the rest of the Southbank. Five minutes further takes you to Covent Garden, LSE, St. Paul's or Borough Market. The house itself has two bedrooms, one of them currently outfitted as a study; a double-sized living room; and a light-drenched, well-equipped kitchen/dining space where a long table sits in a vaulted glass conservatory. (That table is also a great place to write.) The conservatory door leads out to a private garden where you can work, dine or entertain amid roses, foxglove, and jasmine.
Our heritage zone has no bus traffic and barely any car traffic, but within a five-block radius are great restaurants, coffee shops, and bars; all those iconic London theatres (and fringier ones too); and the ever-changing cultural and food festivals of Southbank. Connectivity to the rest of London is brilliant because Waterloo Station, three blocks away, has five (!) tube lines as well as buses going pretty much everywhere, including to British Museum/SOAS/Birkbeck/UCL/Bloomsbury/City in 15 minutes and the British Library in 20. And on our block alone are a charming boutique British bakery, an iconic pub, an old-fashioned Italian barber, and a procession of Citroens a la Roland Barthes--plus an airy, well-equipped gym a few steps from the back garden door.
