Spacious, bright 4 bedroom house by Trout Lake (Vancouver, UBC, SFU)

Spacious and bright 2381sf furnished four bedroom home with three bathrooms, and large private front and back yards with pear, plum and holly trees, laurel and cedar hedges, a variety of fruit bushes, planter boxes for gardening and a children’s treehouse. John Hendry Park (27 ha) is just 50m from our front door, and includes Trout Lake and its beaches, playgrounds, sports fields, tennis courts, and a community centre with skating rink, exercise and weights facilities, and dance, art and fitness programs.

Three stories. Open floor plan in main floor, hardwood floors throughout main and top floors, soaring cathedral ceilings in all top floor rooms, stained glass windows in stairwell and master bedroom.

Large kitchen (main floor) is well-stocked and includes a stainless steel fridge, dishwasher and microwave, espresso machine, toaster-oven and sink, and a four-burner electric stove with oven.

Second bedroom (top floor) has bunkbed (double on the bottom and single on the top; these can be detached if two separate beds are needed). Wooden desk, leather chair, dresser, closet, bookshelf and door to Juliet balcony.

Third bedroom (top floor) has a double bed, white desk, book shelves, dresser and a door to Juliet balcony.

Main bathroom, on the top floor, has a soaker tub and built in shower.

Fourth bedroom/office, in the basement, has a full size couch, oak desk with chair, armchair and book shelves. Currently used as a home office, but can also be used as a bedroom (by utilizing the single bed from the second bedroom). Laminate wood floors and area rug. There is a bathroom with shower across from this room. Also in the basement is a laundry room with new LG washer and drier, a storage room with a ski-rack, small deep freezer and lots of shelving, a carpentry workshop and a coat closet.

Gas furnace heating and tankless water heater providing endless hot water.

Covered outside deck leading to a fully fenced back yard with a BBQ, picnic table, hockey nets, regulation height basketball net – great for kids! Large bike shed under the deck holds lawn mower and garden tools.

Conveniently located within a 8-10 minute walk to the Commercial and Broadway skytrain station and bus stops, from where UBC can be reached in 35 minutes, SFU in 50 min, and Downtown in 5 minutes. Short walk to a large grocery store, coffee shops and restaurants. Elementary school, high school, IB world school Stratford Hall and several daycares within walking distance. Close to fantastic Commercial Drive.

Lots of free street parking. In the summer there is a farmers market at Trout Lake as well as the National Aboriginal Day celebrations. Commercial Drive also hosts car-free day, Italian day and other festivals throughout the summer. There are also geocaches near by if you play the game. Half hour drive to three ski mountains.

No smoking or vaping. No Pets.
