May 1 2021 - 1 bed, 1 bath + office, furnished by waterfront

NOW MAY 1. Near large park & beach in Fairfield - furnished & fully equipped 1-bedroom, 1 bath, office alcove, in-suite laundry, bright basement suite, in faculty member's home. Prefer at least several month term for $1475 a month (single occupancy), including utilities (heat, hot water, electricity - but not phone, cable TV or internet). Willing to arrange internet/cable TV at tenant's cost. Longer term leases desirable. Currently leased to end April.

LOCATION
Half block from Dallas Road beach & cliff path, near Beacon Hill Park & Cook St. Village in Fairfield, a safe, quiet and pretty residential neighbourhood. You can see otters, seals, eagles and paragliders while walking along the waterfront.

Bus or bikeride to UVic (will show you a bike route that minimizes hills and busy streets). Drive in 15 minutes.

Bus directly downtown (or walk in a half hour) and walk in 10 minutes to lively Cook St. Village shops, casual restaurants, coffee houses and services. On #3 bus route and short walk to #5.

LAYOUT
Separate entrance at side near front of house with exterior light and mailbox. Small tiled entrance with space to hang coats. Convenient L-shaped living space separates kitchen from living space.

Kitchen in corner to left, office alcove ahead, dining area to right in corner, and living room beyond that, around the corner. Bedroom and bathroom beyond office.

Kitchen is U-shaped, has lots of cupboard space and is well-equipped for cooking with many small appliances & good selection of pots/pans. Double stainless sink with garden outlook.

I don't know square footage, but it is a medium sized apartment for North American standards - large by many others.

FEATURES
Suite is fully independent from rest of house and is located under the seldom-used formal rooms in landlord’s home. Front/side entrance.

Quality finishing, including built-in shelves in bedroom and office area. Tile and carpeted floors. The house and garden are well-maintained.

Each room has a window except bathroom. Bedroom has a full closet and 2 sets of built-in shelves.

Office alcove with built-in shelves is not private (no closing door), but is separated from living room.

Appliances include in-suite stacking washer/dryer (in bathroom), electric range (stovetop & oven), full sized fridge/freezer, microwave and small appliances (coffee maker, toaster, toaster oven, kettle, food processor, mixer, mini-blender, rice cooker), vacuum cleaner.

Suite is well lit with recessed lights and wall sconces.

Street parking in front of house – never a problem, as we park in driveway. Bicycle storage available (not in-suite).

Furnished with:
- Mostly Canadian-made solid wood furniture
- Bedroom: Double bed (54” by 75” or 137 cm by 191), 8 drawer chest, two bedside tables with lamps, wood chair (plus 6 foot hanging closet & built-in shelves)
- Living room: large top grain leather full-size sofa, two Ikea poang chairs with footstool, 2 wood side tables, glass coffee table, blanket chest. One side table makes a 2nd small desk (on sewing machine stand).
- Dining: 42” round maple table with 4 chairs (extra leaf, if required), 9 drawer credenza
- Office: large teak desk with drawers, quality office chair, built-in shelves, printer/scanner and large monitor.

Includes plenty of linens (duvet with covers), kitchen and bathroom towels, throw blankets. Well-equipped kitchen, cleaning equipment, etc. Linens washed in steam washer/dryer between tenants.

COSTS & SERVICES
Friendly landlords who live upstairs will help orient you if new to Canada or Victoria. We are a mature couple, with no children or pets. We often enjoy more than a business relationship with our tenants. We can help you settle in.

Hot water radiator heat is included in rent (your own thermostat), plenty of domestic hot water, electricity. We can also arrange internet/cable TV and a digital land-line for phone, and flow those charges to you, on your selection. These services can be bundled for savings. Medium speed internet available at just over $100/mo, without a term contract with Shaw. Tenants free to arrange your own service.

Tenants required to take out tenant's insurance.

DOES IT SUIT YOU? Headroom limited under some beams shown in photos – suits someone no taller than 5’9.5”. At that height, you can wear shoes and not hit your head on beams. You cannot live here and hope to duck if taller.

No pets (NOT negotiable), no smoking of any kind in suite or on property.

You will love it if you enjoy the outdoors and nature, due to proximity to waterfront path and Beacon Hill park.

We have hosted UVic sessional or visiting professor, mature grad students, or relocating professionals, seasonal residents.

References required. Open to ongoing monthly rental after initial lease period. Preference given to longer term rentals.
