A lovely house in the City: 2 terraces, small garden, 2 full bathrooms, Wifi

On 3 levels this courtyard house, which combines the Habsburg era structure with contemporary architecture, is nestled in the beautiful 18th district of Vienna, steps from Aumannplatz.
The property size applies to the interior living space.

The lower level has an entranceway, a bedroom with an arched ceiling and two french doors opening out onto a terrace. There is a master bathroom at this level.

On the middle floor, the high-end kitchen/ dining room includes a state-of-the-art BORA induction stovetop, as well as custom made kitchen cabinetry by DAN. A separate space has a washing/drying machine as well as cleaning items and an iron.

The top floor is beautifully light and airy. It is an atrium room with a full bath attached as well as a terrace. This can be an art studio, an office, a guest bedroom, a media room, a living room, a writing room, a therapy space. It combines with the living space below, there is no door separating the open stairs from the middle level.

Throughout the house, the flooring is a velvety French Beton-Ciré over a radiant heating system.

This home is close to fantastic public transportation, the Volksoper (opera house), 1st district, embassies, quaint shops and cafés, a fabulous farmers market with trendy cafes, a dog-friendly park, the Vienna forest. The neighbourhood is quiet and friendly, with old stately Viennese buildings from the late 19th century all around.

Our listing price includes tax, the running costs (Betriebskosten), water, heat, electricity and unlimited Wifi.

All bedding and towels as well as kitchenware is provided.

The garden is for your private access/use.

Please be aware that while there is great space for short term visitors, this house is not t all ideal for a share, as the upper level is not closed off by a door

It’s hard to imagine a better experience living in a home that is not your own. Scott and Ingrid are attentive, caring landlords, and their 19th-century house on a rise in the lovely village of Stony Creek is spacious, full of light, and beautifully accommodated. The master suite and one of the other bedrooms have terrific views of the sound, the studies upstairs are tranquil spots for reading, and the living room and kitchen/dining area downstairs offer ample space for entertaining. There is also a grand piano for musicians! There's only two of us, and we have had the luxury of lots of room – clearly this is also an excellent place for families with several children. The beach and Stony Creek Market are 5 minutes by foot, and so are paths through the marshes that make jogging and walks a real pleasure. The neighbors accepted us into their community immediately, and have enabled us “visitors’ to feel instantly at home. While you feel immersed in tranquil countryside, the train station in Branford is only 10 minutes away, and most days we can get into New Haven by car in under 20. Even closer are some great shopping venues, such as Bishop’s Orchard. This home is spacious and comfortable, with lots of old New England character. It is fully furnished and equipped with everything one could want. The layout of the house is very nice, and all of the space is quite usable. Scott and Ingrid are terrific landlords, always willing to help with anything related to the house, no matter how big or small. The turnaround time on communications is very fast. The village of Stony Creek brims with charm and character. The surrounding Shoreline area is beautiful and bucolic, with wonderful vistas at every turn. The wildlife is amazing--we've seen bald eagles, osprey, hawks, egrets, owls, seals, coyotes, foxes, and even a bobcat. The evening sunsets over Long Island Sound can be stunning; at night there is little light pollution and the stars are bright. It's easy to forget that you're a short drive to New Haven, and an easy train ride to Grand Central Station in Manhattan. We've enjoyed daily walks in the salt marshes and woods just a few steps from the front door. The neighbors are warm, interesting, kind and helpful people, who together create a special community. We liked staying here so much that we hoped to find a house to buy in Stony Creek, but ended up buying in nearby Guilford. Excellent John 1/28/2018 3:34:00 AM
Working at Yale with three children going to elementary and intermediate school we initially rented this house in Stony Creek because of the school district. Our children indeed have gotten a great welcome at the public schools (Tisko elementary and Walsh Intermediate) and are being supported very well in navigating their way in school with very little knowledge of the English language. However, Stony Creek has much more to offer than just the schools. The village is lovely, the house is located on a quiet street with very nice and welcoming neighbours around it and within walking distance of the beach, marshes full of birds, many beautiful trails and options to paddle around the creek and the Thimble Islands. And don't forget the pizza at the market in the summer! The commute to New Haven takes less than 20 minutes. The house itself is spacious, has everything you need and has a wonderful and cosy feel to it. Scott and Ingrid are excellent landlords, kind and welcoming, easy to communicate with and always willing to answer any question you may have. The only thing we had to get used to is that you need a car for everything from here; we needed to get two cars to manage two jobs and a family. However, the non-stop feeling of vacation Stony Creek provides easily makes up for that and we highly recommend this home for your stay! Excellent Linde Meyaard 9/25/2016 6:46:00 PM
We stayed in Ingrid and Scott's house over the Fall and Winter of 2015-2016, while I was a visiting faculty at Yale. We had an absolutely wonderful time. Stony Creek is truly a gem, I'm not sure why not more Yale faculty live there given the proximity to the school (though there are a few who've discovered the secret). The house felt like home almost instantaneously. It is warm and cozy, while incredibly spacious. The pictures don't do it justice (or, at least, we were very pleasantly surprised when we first arrived; I remember turning to my partner after entering and saying one word: "SCORE!!!"). It is a three minute walk from the water and from a couple of beautiful trails that we walked through daily. To top it all off, Ingrid and Scott are so incredibly nice, responsible, and responsive. They felt more like friends than landlords and I hope we will keep in touch. We were very sorry to say goodbye to this special house and neighborhood and are jealous of anyone who gets to stay there in the future. We rented this house for a year, two adults and three kids age 5, 8 and 13. What a wonderful house in a wonderful neighborhood! People around here are so friendly and welcoming. Close to the beach and the historic and beautiful Thimble Islands, conveniently located in relation to Yale, Shoreline Railroad and I-95, and with good public schools. There is also a public library, a playground and a nice café only a few hundred yards away. The owners are very friendly and easy to communicate with. We stumbled across this house when it was advertised on the net and we can hardly believe we were so fortunate. We wholeheartedly recommend this house. Excellent Hans Butenschon 1/20/2011 11:31:00 AM
