Sunny and quiet apartment with spacious balcony

The apartment is located in the 15th district close to Mariahilfer Strasse, in an approx. 15 minutes walking distance to Schoenbrunn palace/area and the Auer Welsbach park, only 5 minutes from the subway station Laengenfeldgasse (Subway lines U4 and U6).

The apartment is on the 3rd floor in the back part of a U-shaped building, that is comprised of three flights of stairs. The building creates an inner court, allowing for the apartment to be very quiet and sunny while not facing a street on any side. The house has been built between 1848 and 1918 but underwent a thorough revitalization in 1994.

The apartment has 68 m2 and since August 2015 a balcony with 12 m2, overlooking a wide green courtyard. It is a 2 bedroom apartment with additional living room, kitchen, bathroom, toilet and storage room, easily accommodating 3 persons. Almost all rooms are separately accessible. The kitchen and one bedroom which can be used as a study as well are facing south, offering plenty of morning sun, while the living room, the second bedroom and the balcony are facing north, allowing to enjoy the sundown. The house offers a shared garden that can be used by the tenants for recreation and to enjoy time outside.

The apartment has gas fired central heating and warm water.
It is equipped with an intercom system, security door, cable-TV, WLAN and WiFi, a fully furnished kitchen (with dishwasher, electric oven, microwave, fridge and freezer, coffee machine, water heater, toaster, tableware etc.) and other appliances (office scanner, ink jet printer, washing machine, vacuum cleaner, iron, hair dryer etc.). Plenty of bed linens, towels, quilts provided.

The direct surrounding of the apartment offers all the infrastructure needed: supermarkets (Hofer, Billa, Penny, Spar, Bipa), pharmacy, general practitioner, coffee shops, restaurants. It is close to the Mariahilfer Strasse, one of the main shopping streets in Vienna.
Public transport in short walking distance: buses 57A, 12A / subway U4, U6 / tramways 52, 60.

Hi, I am an Artist and Art Teacher. I am currently an Associate Professor at the Tokyo University of the Arts. I am still a Privat Dozent at the University of Applied Arts in Vienna where I was a Senior Artist before moving to Japan. As I accepted to be a Guest Professor in Shanghai, I am not using the apartment in Vienna as often as planned.

My partner and I loved our two month stay at the apartment. It is located conveniently near U4 and U6, making it very well connected to Vienna's transportation system. It is close to many supermarkets so it's incredibly easy to do groceries.

The listing information is very accurate. The apartment has a new feel and is very clean. Cleaning supplies are provided, so it was also easy for us to keep it clean. It provides everything you may need for long stays, including towels, sheets, and umbrellas.

The kitchen is well-equipped. It includes an electric oven with electric burners, dishwasher, coffee maker (for coffee pods only), toaster, microwave, and a large fridge and freezer. We cooked most of our meals and we found almost everything we needed for a diverse set of recipes.

The master bed was very comfortable. The balcony is the gem of the apartment. While the neighborhood is not very green, the balcony offers a great view of the sky and the interior courtyards are green.

The owners of the apartment and the caretaker of the apartment were very easy to communicate with. Prompt and clear responses were provided to all our inquiries. They arranged a visit of the apartment on short notice for me. We had no issues with check-in and check-out. We also received our full deposit immediately after our departure.

Few things to note: the building has no elevator and you need to climb three floors to access it. I am a relatively short person and felt the apartment was designed for taller people. The furniture and the appliances that make it look great also requite care and attention. The owners of the apartment provided a detailed guide and offered instructions on how to handle everything. While the apartment can host up to 5 people, I believe the optimum size for guests is 4 or less. Apartments in Vienna do not generally have air conditioning. Neither does this one, but it did not get as hot as I expected it in the summer. It is also equipped with few fans if needed.

We really have no hesitation in recommending the apartment and hope you'll enjoy your stay there as much as us!

The flat is very well situated in a rear house and therefore very quiet. It is near the park of Schönbrunn and anything one needs is in the neighbourhood. Everything one may need in a flat is available and in very good condition. Especially I was impressed by the very well equipped kitchen. All practical and formal issues were perfectly organised by the owners. Whenever I had a question, a very very kind and helpful friend of the owners was available.
