Enjoy this well-maintained 1884 house, now a 2-flat, in the heart of Madison's happening 'isthmus'--the beloved Tenney-Lapham Neighborhood. Lots of cool nearby: restaurants (Salvatore's Tomato Pies, etc.), cafes (Macha Tea Co, Johnson Public House), Burnie's rock/gem shop, Lake Mendota & lots more within 2 blocks. 10 min by bike/bus, 25 min on foot to UW campus. This first-floor unit is bright & sunny, with dance-floor-esque openness. It is HUGE for a one-bedroom: 900 sf. That's bigger than most 2-bedrooms in this area. And CLEAN. Newly installed, upcycled roofing slate in kitchen & bath. Updated appliances. Nice furnishings (new double bed, dresser, couch, stuffed chair, coffee table, 2 dining tables + 4 chairs, refrigerator, stove, microwave, kitchen utensils, towels, bed linens, etc.). All you should need is your suitcase! Classic, CLEAN bathroom fixtures including clawfoot tub. Backyard is great for hanging out, grilling, line-drying clothes, etc. Heat, Electric, Water AND Wifi included!!!! Though we pay the utilities, you get a very energy efficient, comfortable house, and all EPA EnergyStar/WaterSense appliances. Also, dense-pack insulation in walls/attic, NEW window warmer shades, combined with a modern, ultra-high-efficiency hydronic heating (Viessmann boiler!)--makes for very even heat in winter. The insulation silences most outdoor sounds and keeps things nice & cool in summer. Thanks to the efficiency measures, the apartment uses less than 1/5 the average Wisconsin household's electricity. Of that small fraction, 100% of the apartment's electricity is sourced from local rooftops through the locally-owned, member-owned Legacy Solar Coop. No coal. No mega-utilities. No mega-powerlines slashing across habitats and the landscape. NO Kochs. No political contributions to global warming denying politicians. Oh, and all this sustainability while keeping things cozy comfortable. So don't worry, at this apartment: conservation but NO deprivation! Less is MORE! In the spirit of openness & disclosure: While the old house is CLEAN, well-maintained, and in better overall condition than virtually any rental its age in Madison, it is OLD. 1884 Olde. The right tenant would enjoy all the quirks that go into old houses and old, mixed-use neighborhoods. This is *not* the suburbs. Being a bike, walk, transit-oriented area, it is (thankfully!) not car-friendly. Madison is a festive place: There are festivals nearby in summer with amplified music (done by 10pm). This applies to any place within 3 miles of campus. Though the backyard is a nice, shady refuge, the street in front is busy with pedestrians, bikes, buses, cars. In the interest of keeping things livable for everyone in both units, smokERs/burnERs--of anything, anywhere--are not eligible to apply for this apartment. And really, no animals. The neighboring tenant has severe allergies activated by animals, so this is a strict rule.
