Renovated 6 Bed Home with Hot Tub, Fire Pit, close to Chautauqua & Pearl St and CU Boulder campus

Large 3-story historic 6-Bedroom home, built in 1899 and located 3 blocks from Chautauqua and 10 min walk to Pearl Street in historic Hill/Grant neighborhood of downtown Boulder. The house has direct Flatirons views from all the south facing windows, spacious raised deck and multiple balconies. Total size 4,100sqft

The house has been newly remodeled and retains many original features combined with modern conveniences including new kitchen/appliances, new bathrooms, laundry room/washer&dryer, new flooring, paint, textiles and decor.

1st floor; Large front porch leads through welcoming hallway with a living room complete with contemporary gas fireplace and Sony TV, study with computer desk and great light & views towards front door/porch. The hallway leads to a bathroom, basement and through to open plan tv lounge and then the laundry room and kitchen. The laundry room has 2 x stacking brand new Front-loading washer/dryers. The south facing open plan kitchen with large island unit comprises of (all KitchenAid appliances - 48 range cooker, microwave, dishwasher and Side-by-side Fridge/Freezer. The island unit has seating for 4 and the dining table has seating for 6 with wet bar (KitchenAid wine fridge and beer keg). The kitchen leads out onto a private large deck with outdoor dining table for 6, Weber grill and step off hot tub.

Second floor; Stairs lead to 4 bedrooms - master bedroom with ensuite (large shower and free standing bath tub) and private balcony, three teenager bedrooms (2 x queen and 1 x full) and shared family bathroom with large shower and freestanding bath tub. We also have a kids Sofa/flatscreen tv set up with xbox here on open landing. Brand new carpets installed Feb 2021.

Third floor; Stairs lead to 2 very large bedrooms - (second master with king bed and private balcony) and child's bedroom with 2 x twin beds and playroom/toy cupboard (age 5). There is also a shared bathroom with a large 2-person, with 2 shower heads. We have solar velux roof windows on the top floor which automatically close if it rains.

Outside; The rear private enclosed garden leads to a detached tripe garage with private parking for 2 cars. The large garden has a 14ft trampoline, a patio area with sun umbrella, wicker lounge seating for 8 with a gas fire pit. The garden has a 6ft fence for privacy and direct Flatirons and Flagstaff mountains views. In winter you can see the Boulder star in from all the rooms at the back of the house.

Basement will be locked
- Our cars Volvo XC90 7-seater and Nissan Leaf Electric are available to rent by separate negotiation otherwise they will be locked in our garage while we are gone. Garage has electric car charging point.
- House has solar panels on roof
- Family bikes (including 2 x electric bikes one is stretch cargo for up to 2 kids) may also be available to borrow
- No parties, no smoking, no outdoor shoes in the house
- We will require a short term Boulder lease to be signed and payment in full when the lease is signed.

Cleaning Charge - we will have the house professionally cleaned prior to arrival. A weekly cleaning charge is $250 (3 people for 3/4hours) should you need this and an exit clean is $350 which includes bed sheets/towels. We ask that you pay the exit cleaning only.

Gardener - we will arrange to have a gardener cut the grass and maintain the hot tub chemicals once per week. We have a sprinkler system on a timer for watering.

About Me
We are British/American family with 4 children (aged 17, 15, 13 and 5) and I work at Leeds School of Business at CU Boulder. We have lived in Angola, Romania, UK and moved to Boulder, Colorado in 2018. Our home is 6 Bedroom, 4 Bath Victorian house situated 3 blocks from Chautauqua and 5 blocks from Pearl St (residential side of the Hill neighborhood). Its also a 6 min walk to CU Boulder campus. We have renovated the entire house - new kitchen, laundry room, bathrooms, flooring, paint etc. Outside we have a direct view of Flatirons in a closed off garden with desk/hot tub/firept/patio enclosed garden.
