Beautiful Central London 2-floor, 2-bedroom apartment. Wifi and Council Tax included.

Very Light, Spacious Central London Apartment on Two Floors.

Immaculate and spacious 2-bed flat/duplex on 3rd and 4th floors, with 1 large double and 1 medium-sized double bedroom, in a very highly sought-after area of London.

The flat is very light, white, with mirrors and wood floors throughout. It is also very quiet. (Light and quiet are relatively rare in London properties: this one is both because it is on the third floor of the building with radiant sunshine and away from the street. There is no lift/elevator.) Fully-furnished and equipped with good-quality modern wood furniture and white linens and towels. It is really excellent for entertaining and for having visiting family or guests.

Beautiful, large open-plan kitchen kitchen with mahogany and stainless steel worktops. All amenities, including top of the range chef's 90cm oven, fridge-freezer, dishwasher, washer-dryer, microwave, toaster, kettle, and all crockery, cutlery, pans and cooking utensils. (The kitchen is popular with serious cooks.)

Spacious living-room with large sofa, armchairs and coffee tables; there is a small flat-screen TV and DVD/CD/iPod players and very generous bookshelves.

Dining-room with large, mirrored storage cupboards (table seats 6-8 comfortably). Some people use this room as an office, too, with a separate desk and desk chair (which are provided).

The double doors between the separate sitting and dining rooms can be opened up to lie flat against the walls, if a more open-plan feel is wanted.

Good-sized bathroom with a large bath and a good above-bath shower, lavatory, washbasin and heated towel rail.

One large double bedroom with king-sized bed, 2 very large, deep triple and double wardrobes, generous shelving, and a linen chest.

One small double bedroom with queen-sized bed (pictured) and single bed if required, clothes chest, hanging space and drawers. Two cot-beds (for children aged up to four years old) are also stored at the flat and can be used. All beds can be stored: therefore, this room can be used wholly as a bedroom, exclusively as an office or study, or both.

(The single truckle bed with fully-sprung mattress pulls out from beneath the king-sized bed and can also be used in either room; the same goes for the two wooden cot-beds.)

Phone/computer line (wireless internet throughout); 2 television points (one in sitting room, one in master bedroom); small beech desk and matching desk chair for spare room/study, or for use in dining room; separate large, executive-style office chair. Masses of very generous and deep storage and cupboard space throughout entire flat; good lighting.

Beautiful communal garden nearby, with an enclosed children’s play area.

Fabulous area: Central-Zone 1. Near Hyde Park, Notting Hill, Portobello markets; 4 underground stations very nearby: Royal Oak, Paddington, Bayswater and Queensway. Royal Oak 2-3 mins walk. Paddington 6 mins walk. Bayswater 6 mins walk. Queensway 7 mins walk. Nearby buses straight into the city centre. Paddington mainline station (along with the underground) is 6 mins walk away: the Heathrow Express runs from Paddington station and it takes 15 mins from Paddington to Heathrow. Shops, restaurants, cinemas, skating rink, bowling alley, shopping mall (Whiteleys) are on the doorstep. Supermarket (Waitrose) is 3 mins walk away. Gym, pool, squash courts, spa and library at end of the street.

Good schools, doctors and hospital (Paddington) very nearby.

The apartment is ideal for two-three people. It would suit a couple, or a couple with a child, or two sharers, or a couple with visiting children or family.) The smaller double bedroom also works well as a study, but the dining room (as well as having a large dining table) also has space for the small desk and desk chair - which are provided. (An ergonomically-designed, executive-style office chair is provided, too, for those who may work from a desk at home for long hours and need a serious chair.)

Rental: £550 per week for long lets of over eight months; £600 per week for shorter lets. We try to be flexible with rental prices - if possible. We can let easily for up to two years and prefer minimum lets of four months - but this is negotiable whenever possible.
