With three bedrooms, two bathrooms and a glorious outdoor shower and hot tub next to the epic lawn you can live comfortably. Play on your own private dock (April - October), with kayaks and loads of outdoor seating. This is a unique original brick home built 100 years ago and renovated in 2020 - 21 with all modern amenities. It offers character and comfort. Perfect in summer for friends, families and those seeking an exclusive, private riverfront home in wine country. It's also superb in autumn and winter with a wood-burning stove, heat, and great views. Plus, always the amazing offerings of the Sonoma County: wineries, hot springs, ocean, farm-to-table restaurants, and more. It's also a perfect work-from-home scenario, with speedy wi-fi and absolute bliss all around. I am an artist with a detached painting studio on the property which is normally not included in the rental, but can be negotiable. We often leave to travel for work so are open to rentals (different months each year), or at other times swaps.

Comments: SMOKING IS NOT ALLOWED INSIDE THE HOUSE. The lower level of the house is wheelchair accessible with wide doors, roll-in shower and ramped entry. Generally, we'd rathe not have pets, but we can discuss. No cats, though, as I am allergic.

The garden is almost entirely on timed irrigation. There a several pots in the front that are not, so might need occasional water, depending on rain.
Comments: We love our home and expect guests to treat it with care as well as be sensitive to the consideration of neighbors. No parties allowed. Quiet hours 10pm - 7am. Guest must limit the number of people using property to that agreed upon with the owner.
