Seeking a tidy, friendly, non-smoking person or small family with excellent credit and references to sublet my SF flat (with permission) for AY 23-24. There are 6 units in the building, which is well managed and maintained; each pair has a separate entrance and shared stairwell. NOPA ("North of the Panhandle") is a fantastic old neighborhood situated in the crook of the elbow formed by the eastern border of GG Park and the 1/2 mile-long stretch of green space that extends from the park toward downtown (i.e., the "Panhandle"). Those miles of parkland are a few blocks' walk away, as are USF and both UCSF Parnassus and UCSF Mt. Zion, the Upper Haight, Cole Valley, and the Divisadero Corridor, i.e., lots of great food and shopping! A Montessori preschool and a public elementary school are right in the neighborhood. Downtown is a 25-minute ride eastward on the 22 Hayes bus (a block away) or the 5 Fulton (2 blocks away), and Ocean Beach is a one-hour walk through GGP, or a 20-minute ride on the 5 Fulton or N-Judah streetcar. The Marin Headlands (fabulous hiking) are 20 minutes north by car across the GG Bridge. The flat is a third-floor walkup with wonderful light (windows in every room, including one in the walk-in closet); wooden floors, and a classic split bath. The kitchen and bathroom were both renovated in 2020. There are two large bedrooms on the back, each with a double bed and generous closet; both looking out at a magnificent avocado tree in the backyard -- which is accessible down stairs off the kitchen. (You can pick and eat the avocadoes, if you can reach them; there are also abundant lemons growing back there.) The kitchen is fully outfitted with dishes, cutlery, pots & pans, etc., and there is a washer & dryer in the hall closet. The apartment is perfect for one adult or couple; or a one-child family. The second BR has a desk and an absurdly comfortable reading chair, and can be used as a dedicated office or a dedicated BR. The apartment will be delivered free of clutter, with closets and dressers emptied. Though the house is comfortable, the furniture, rugs, and art are best quality (other than the IKEA bedframe in the second BR, which is sturdy but < gorgeous) and should be treated kindly. Comments: This is not a fussy place, but the wood floors and rugs like you to leave your shoes on the rack outside in the stairwell. :)
I have a fig tree and a few orchids that like to be watered, but nothing really high-stakes.

Comments: This top-floor apartment gets wonderful light, has 2 roomy BRs (one with a desk) with quality furniture and rugs, a combined kitchen and living room, classic split bath, and a deep backyard with avocado and lemon trees. There is no dishwasher.

Comments: I will start a graduate program at Columbia in the fall, so must be there for AY 23-24, but exact move-in and -out dates are flexible. Would consider shorter terms, e.g., 8/20-12/15, 2023 and 1/15-5/30, 2024.
