By using SabbaticalHomes.com, you agree to comply with all of the terms and conditions hereof. The right to use the Site is personal to you and is non-transferable. You are responsible for your own account(s) and listing(s) made on the Site (including safeguarding your username and password) and for ensuring that your account fully complies with the provisions of this agreement.

You agree to license advertising space on SabbaticalHomes.com. SabbaticalHomes.com is solely a home and tenant listing service. Let it be known that the Site in no way regards itself as a property management or a real-estate brokerage company. The Site provides a means for property owners in academe to advertise their home listings as available properties to rent, exchange, sit, or share from the time of posting until the property is exchanged, rented, tended or shared.

You agree to adhere to the highest professional standards. This includes responding to inquiries within two business days. You are solely responsible for all aspects of the properties for rent, exchange, sit, or share as described in your listing(s), including, but not limited to: payment processing, fulfillment, delivery of keys and other materials, customer service, invoicing and collection.

You may choose to withdraw your listing(s) at any time. You may also mark your listing(s) as Hidden (not Visible to the public) or Private (visible only to those with the link). It is your responsibility to periodically review your listing(s). Learn more here about managing your listings.

You hereby warrant that you are the owner, or licensee, of all content Data associated with your listing(s), including, but not limited to: photographs, trademarks and other material provided—and that you have all rights to grant SabbaticalHomes.com the license. You are solely and exclusively responsible for the protection of any and all intellectual property.

SabbaticalHomes.com may redesign or alter the layout and appearance of any listing. The Site reserves the right to publish any and all feedback and other online reviews of the listing.

When you use the Site, you agree to receive email communications relating to your registration and/or listings. You may opt in or opt out of quarterly Newsletter communications.

Upon written notification from you, reasonable efforts will be made to correct listing information not otherwise accessible to you. The Site reserves the right to terminate listings. Properties may not be substituted without prior approval. You grant SabbaticalHomes.com, in connection with the website and its promotional and advertising materials, a perpetual, worldwide, non-exclusive right and license to use, reproduce, organize, make copies of, and publicly display the Data (including any title, licenses, property trade names, photographs, trademarks, service marks and other proprietary information) and, except with respect to trademarks, to modify and create derivative works of such Data. You agree to forever hold SabbaticalHomes.com harmless with respect to any liabilities, claims, damages, costs or fees related to a breach of this section.

SabbaticalHomes.com retains all rights, title, and interest in all SabbaticalHomes.com proprietary information embodied in the Site, and no license is hereby granted to you by SabbaticalHomes.com nor is in any way implied by this Agreement. The Site will not be liable for any inaccuracies in the Data or Information included in the house or tenant listings, nor will it have any liability under any circumstances for any consequential or punitive damages. You are solely and exclusively responsible for checking the local laws in regard to city, county, state zoning and country requirements. SabbaticalHomes.com will not refund any fees paid due to failure of checking properties zoning. SabbaticalHomes.com does not warrant that the operation of the Site will be uninterrupted or error-free. In no event shall SabbaticalHomes.com be liable to you for any special, consequential, incidental or indirect damages, including lost profits, however caused, on any theory of liability, including, but not limited, to product liability.

If a user is found to have abused the trust of other site users, including but not limited to harassment, fraud, and threats, SabbaticalHomes reserves the right to suspend and possibly terminate account(s) and listing(s), without refunds. These will be reviewed on a case by case basis.

We recommend adhering to the guidelines in our Search Safe Policy when interacting with other users of the Site.

SabbaticalHomes.com strives to keep the highest level of quality assurance but takes NO responsibility for any of the information posted in its listings. It is entirely the responsibility of the parties involved to confirm all the listing details by whatever means they feel appropriate. We are a listing service, we do not verify or visit properties, vet tenants or landlords.

Members are expected to and are entirely responsible for checking references outside of SabbaticalHomes.com. All home rental, home exchange or vehicle use agreements with other members should be finalized in writing. Both parties should sign a contract inclusive of all details agreed upon between the two parties, with stipulations regarding cancellation policies and potential payment refunds (or not) by either party.

SabbaticalHomes.com does not guarantee the overall experience of our members, the conditions of any home listed on the site or the behavior of any tenants, home exchangers or landlords. SabbaticalHomes.com is not responsible if a listing does not meet your expectations. If you are not happy with any part of the home you are staying in or the person you matched with, you will need to work directly with other member to resolve the issue(s). Any cancellations or disputes between parties are the sole responsibility of those members involved.

Your use of the Site is at your sole risk, and you assume full responsibility for any costs associated with your use of the Site. SabbaticalHomes.com shall not be liable for any damages of any kind related to your use of the Site.

Many cities have enacted strict laws governing short-term housing. If you are listing a home for temporary stays, it's essential to familiarize yourself with the following regulations: zoning, homeowners' association rules, business permitting, safety & health code requirements, and taxes. You are responsible for recording and reporting all applicable taxes.
