Furnished Garden-Level Studio in Albany near Solano Avenue and BART

Garden level Studio suitable for 1 person We have a fully furnished in-law unit in our house with a separate entrance. Just bring your suitcase! Our studio is pleasant and sunny. The apartment is available now. We would consider a later move-in date as well. We are interested in a year lease, but are flexible. Amenities -- Twin bed with very comfortable mattress. -- New fridge, sink, stovetop and oven -- Large toaster oven, coffee maker -- Microwave -- Internet-ready TV (Netflix are other services are available with your own account. We don't use cable.) -- Nice light from huge window. -- Up-or-down blinds, black-out curtains. -- Rent includes utilities: gas, electricity, internet, water, and trash service. -- Not appropriate for pets (but we do have a sweet medium sized dog). -- Access to our washer/dryer in entryway can be worked out. Location -- Live next to a beautiful park and public pool in desirable Albany -- 15 minute walk / FIVE minute bike ride to El Cerrito Plaza BART station -- 5 minute walk to Solano Avenue's bars and restaurants -- Access to UC Berkeley via BART and the 18 bus (runs every 20 minutes) -- Access to San Francisco via BART and the Transbay bus -- 10 minute drive to Tilden Park The studio is suitable for 1 person; we regret that we do not rent to couples. Noise - Please Read! We have two boys aged 13 and 11. Our house is not particularly well insulated for sound. They wake up between 7-7:30 and go to school or camp around 8 am. They go to bed early, between 8:30 and 8:45 pm. When they are home, you will likely hear them in your studio. This has not been a problem for previous tenants, but if you are very sensitive to noise, this may not be a good fit for you. One of our sons plays the saxophone and practices about 20-30 minutes a day, but we can try to find a practice time for him that works for you. Some previous tenants, especially international students, have really enjoyed our welcoming family atmosphere. We do ask our tenant to be reasonable and considerate around noise. We do realize that we are asking you to put up with our noise while being quiet yourself. But sound really travels in our house and so we hear noise coming from the studio. Having a guest or two over for an evening that ended at 10 would likely be OK. Having 5 friends over for a party until midnight would not be OK (unless we're out of town).
