Located in a rural-feeling neighbourhood on a treed corner lot, our home is a well built classic 1950’s bungalow with lots to love about it. The property is across the road from the ocean with a beautiful garden featuring mature rhododendron and garry oak trees, perennial flowering shrubs and plants, a vegetable garden, and nesting hummingbirds! The house faces south-east, giving a view of the Straight of Juan de Fuca (Salish Sea) and the Olympic Mountains through the large living-room windows. The house itself has a retro feel with recent modern updates: skylights everywhere for plenty of light, refinished hardwood floors with under floor heating for a comfortable ambient warmth, and a new deck off the dining room. The house is small but feels spacious because of the large windows and comfortable but simple furnishings. The main floor has a living-room, dining room, kitchen with new appliances, full bath, two bedrooms and an office. The downstairs has one queen bedroom, living space with a pull out sofa bed, bathroom with a deluxe shower, a kitchenette and laundry. Location details: The house is located in Ten Mile Point, a wooded peninsula in south East Saanich. The neighbourhood has a rural feel with large lots and no sidewalks or street lights, many small beach accesses, a large central natural area with many walking trails and a public tennis court. From the house it’s a scenic 20 minute walk along residential roads and a beach to Cadboro Bay Village; another ten minute walk from there will bring you to UVic. It is a 20 minute drive to downtown Victoria, or a fifteen minute walk to a bus stop which will bring you downtown or to UVic (a major transit hub). Victoria is a bikeabke city, and Ten Mile Point is a favourite loop for cyclists who enjoy its quiet roads and scenic location. This neighbourhood is also a favourite spot for kayakers and scuba divers who make use of the public beach accesses. Most every day needs can be met in Cadboro Bay Village. This little hub has an independent grocery store, bulk food & local farm produce store, liquor store, pharmacy with post office, juice bar, pub, two restaurants, two coffee shops, Spa, SUP rental/ yoga. Nearby are tennis courts, a sailing club and elaborate playground and beach at Gyro Park with programming in the summer for families.
