Total size 4,100sqft The house has been newly remodeled and retains many original features combined with modern conveniences including new kitchen/appliances, new bathrooms, laundry room/washer&dryer, new flooring, paint, textiles and decor. 1st floor; Large front porch leads through welcoming hallway with a living room complete with contemporary gas fireplace and Sony TV, study with computer desk and great light & views towards front door/porch. The hallway leads to a bathroom, basement and through to open plan tv lounge and then the laundry room and kitchen. The laundry room has 2 x stacking brand new Front-loading washer/dryers. The south facing open plan kitchen with large island unit comprises of (all KitchenAid appliances - 48 range cooker, microwave, dishwasher and Side-by-side Fridge/Freezer. The island unit has seating for 4 and the dining table has seating for 6 with wet bar (KitchenAid wine fridge and beer keg). The kitchen leads out onto a private large raised deck with outdoor dining table for 6, Weber grill, Ooni Pizza oven and step-off hot tub. Second floor; Stairs lead to 4 bedrooms - master bedroom with ensuite (large shower and free standing bath tub) and private balcony, three teenager bedrooms (2 x queen and 1 x full) and shared family bathroom with large shower and freestanding bath tub. We also have a kids Sofa/flatscreen tv set up with xbox on the open landing. Other points to note: - 1GB Wifi - Very strong water pressure, we can run 3 showers at same time Basement will be locked - Our cars Volvo XC90 7-seater and Nissan Leaf Electric are available to rent by separate negotiation otherwise they will be locked in our garage while we are gone. Garage has electric car charging point. - House has solar panels on roof - Family bikes (including 2 x electric bikes one is stretch cargo for up to 2 kids) may also be available to borrow/rent - No parties, no smoking, no outdoor shoes in the house - We will require a short term Boulder lease to be signed and payment in full when the lease is signed. Cleaning Charge - we will have the house professionally cleaned prior to arrival. A weekly cleaning charge is $250 (3 people for 3/4hours) should you need this and an exit clean is $350 which includes bed sheets/towels. We ask that you pay the exit cleaning only. Gardener - we will arrange to have a gardener cut the grass and maintain the hot tub chemicals once per week. We have a sprinkler system on a timer for watering.
