Nice, one-bedroom apartment in a well-maintained 2-flat Victorian in the heart of the very walkable Tenney-Lapham Neighborhood. Beautifully restored woodwork. Gleaming parquet floors & newly installed slate in kitchen & bath. New EnergyStar fridge and EPA WaterSense comfort-height toilet. New-ish gas stove. Classic bathroom fixtures including claw foot tub. Large, classic old historic original windows throughout—just restored to modern function & efficiency—provide a nice, light-filled, open feel. For added comfort & privacy, all windows outfitted with new window warmers. Super insulated house. In summer, a window AC does a nice job of cooling the whole apartment. In winter, the modern, ultra-high-efficiency hydronic heating provides very even, thorough heat. On-site EnergyStar front-load washer included. Nice furnishings: Full-sized bed + all linens (sheets, pillows, towels), chest-of-drawers, living room & kitchen furniture, microwave, kitchenware (cooking pans, utensils, plates, silverware, etc) and vacuum (new Miele) are provided. All you should need is your suitcase! Easy for a car-free stay. Walk to coffee, art & lake. 15 min bus/bike to campus. This apartment is separately locked. Separately locked unit downstairs is occupied by a PhD candidate. Some disclosures: This 2-flat house is old. Very old. Though we have done major upgrades and have always maintained it, it is OLD. 1884 Olde. It is not perfect. There is a slight slant to the floor. But everything is serviceable & comfortable. It is probably in better overall condition than 95% of rentals of its age in Madison. But 1884 Olde. So it is most ideal for people who understand & are used to the quirks of old buildings. It is not the suburbs. It is not a modern high-rise. The Neighborhood: Tenney-Lapham, on Madison's isthmus, is one of the most beloved neighborhoods in the city. It is very walkable, very convivial. It is a mix of grad students, young professionals, families headed by professionals, blue collar workers and service industry workers. Many of all of the above are involved in a myriad of creative pursuits Madison is known for. This neighborhood captures everything that makes Madison the easy-going & fun place that it is. It is close but not tooooo close to the campus action. Nearby locales: Johnson Public House (one of the top three coffee houses in town); Olde Towne Bikes; Burnie's Rock Shop (rockhound's/jeweler's paradise), Norris Court corner shop, Cork n Bottle (great wines & microbrews!), Robin Room (hipster lounge), Salvatore’s Pizza (a city favorite!), Festival Foods (full service grocery store); Tenney Park (Picnic Central in summer, Ice Skating à la Charlie Brown in the winter!); James Madison Park (famous for sunbathing/frisbee beach during our two weeks of summer). Last, and least, depending on the season, there might be a car parking space available for rent on site (just ask). There is usually an on-street parking spot within a block, but driving and parking around here is (thankfully) not suburban convenient. Finally, we live nearby and try very hard to be responsible, conscientious, responsive owner/managers. We try to keep everything happy & mutually beneficial. We have former tenants who are now friends from all over the world; so we can also provide references!. Requirements: -Please read the price schedule. Unlike, most landlords in Madison, we try to be flexible to the extent possible; the extra charge for less than an academic year or less than the full summer accounts for vacancies that typically occur with this flexibility. -Only persons registered with SabbaticalHomes.com are eligible. -No SmokERS/No Pets (really) -References required. -Proof of banking account and credit card required.
