We are looking for respectful and calm tenants (no parties) to live in our house as we will be away for one year between July 1st 2024 and June 30th 2025. The house is most appropriate for a family with young children or for professionals looking for a central location near hospitals and university. The house will be fully furnished, although we are flexible to accommodate your needs (we can change bed sizes for example). The main floor includes: - 1 fully equipped kitchen - 1 mudroom - 1 dining room - 1 living room including TV and functional fireplace - 1 powder room (small room with only a toilet) The upper floor includes: - 1 master bedroom with king size bed, large wardrobe (PAX from IKEA), and a private balcony - 2 more bedrooms (currently, there is 1 bedroom with a toddler bed, and 1 bedroom with a crib; this can be changed for adult beds if needed) - 1 office with a standing desk, sofa-bed, and a large balcony - 1 bathroom including bath and shower on the upper floor. The backyard is fenced, and there is a patio with BBQ and small garden area. There is a heat pump on upper floor (mainly used as an air cooling system during summer). Laundry and drying machines are in the basement. The basement also includes an additional fridge very useful for meal prep. The attic will not be accessible as we will use it for storage. There is a small studio apartment in the basement (totally separated from the house with locked door) which will not be accessible. It will be vacant most of the time - we might use it on very rare occasions if we have urgent affairs to attend in the city. The location of the house is very central in Quebec City. It is at 2km from Laval University main campus, at 500m from Cégep Garneau, at 200m from Stanislas Collège and Montessori Day Care, and at 750m from YWCA. It is also within walking distance from parks with outdoor pool/ice skating rink, and from bakery store, local cafes, restaurants, and pubs. The CHU de Québec hospitals (Hôpital du Saint-Sacrement, CHUL), and the IUCPQ are nearby. Grocery stores are accessible by car. Public transportation is on your doorstep, with very short walk to 807, 800, and 801 bus stops. The 4-seasons city bike lane passes in front of the house. Rental bikes are accessible nearby. 2-3 private parking spaces are included, depending on the size of your car(s). Smart-TV, Wifi, snow shovelling of parking spaces are included.
