Amazing deck house that’s been cut into a slab of rock so it set into the landscape and overlooks a vernal pond that is protected by the Guilford Land Conservation Trust. It is very private. It was owned by an architect and administrator from Yale School of Art and they lived here for 30 years, and preserved all of the characteristics of the house that make it unique and peaceful. The layout flows quite nicely. It looks small from the outside but it is large, spacious, light-filled on inside. When we moved here, we did some work to open up the space on the lower level and make it airy and spacious by installing glass walls and polishing the concrete floors. We also updated all of the bathrooms.

Some say the house feels like a treehouse because there is a nice deck in the rear and when the trees have full foliage, the house really feels propped up in the middle of the woods. There is also a detached garage that has been converted to an art studio. I installed a new glass roll-up door and an industrial wall fan. It could also be a good guest room (although there is no bathroom) or a great work/office space.

-2100 square feet + 600 square feet detached garage/art studio, and additional outdoor shed.
-Upstairs floors: Hardwood; Downstairs floors: polished concrete.
-3 full bathrooms that are fully renovated with Grohe fixtures and new tiles.
-4 bedrooms. 3 with closets. One room can be a private office/library as it has built-in shelves.
-New propane heat system with baseboard heaters. New air-conditioning units (installed last summer) although the place stays cool because the house is shaded by trees in summer.
-Spacious kitchen with newly painted cabinets and new hardware, new Grohe sink faucet, Bosch stainless steel appliances.
-Screened in porch.
-Detached garage converted into an art studio (600 square feet) that is fully winterized and with a split-duct heating/AC system.
-The exterior pictures are older pics— it doesn’t show that there is a new roof and now the house is a light grey...
-House designed in 1966 and completed in 1968 (we have the blueprints and architectural drawings).

Location: The house is on Dolan Drive off of Moose Hill Road, closer to 146, South of 95, in a desirable area of Guilford. Walkable to Leetes Island, Shell Beach, the Shoreline Coast (Long Island Sound) 1 mile away. The house is nestled within a gorgeous New England landscape surrounded by Westwood trails, horses, turkey, duck, an alpaca farm, sheep and cows (seriously). The house sits on an acre of land and has natural rocks set in a moss landscape. The Guilford Land Conservation Trust’s surrounding property makes ours feel larger than an acre.
