Brilliantly designed apartment by pioneering Modernist architect Lubetkin, in a famous Grade II-star listed housing development next to Sadler’s Wells Theatre, in close walking distance to the shops and restaurants of Islington, Amwell Village, Clerkenwell and Exmouth Market. 15 minutes walk through Georgian squares and terraces to British Library and British Museum, bus and Tube connections to everywhere including Paris via the new St Pancras International Station. Views from the large double-glazed windows include the new towers of the City, the London Eye, New River Head, Parliament (plus St Paul’s and the Shard from the roof terrace), but mature trees in the grounds and neighboring park screen you from traffic.
Being six floors up, the flat has good light and breezes as well as views. The lift brings you to a private landing shared by only one other resident. Secure keyed entry system at vestibule level.
Set up as the owners’ own sabbatical and summer home: art, architecture, literature and London history feature in the small library, though plenty of shelf space will remain for renter’s own books and research files. Furnished with a mix of antiques inherited from family and new Modernist and contemporary design - Alessi, Aalto, Eames, Philippe Starck, Ercol, textile art by Wallace and Sewell, and a rug design specially commissioned in tribute to Lubetkin. Original wood or tile floors throughout. Large fitted cupboards in bedroom. Bathroom and separate WC small but with new wall tiles and up-to-date fittings including a real shower (unusual in London). Fitted kitchen contains all modern appliances, set within the architect’s original (1947) design for a rational, bright, working space.
Two separate study/sitting rooms make this ideal for an academic couple or scholar/designer duo. Both have comfortable upholstered arm chairs or sofa, as well as ample desk space and shelving. One is more the traditional den, though it also features a printer/scanner/copy machine concealed inside a custom-made cabinet. The other, more contemporary in style, incorporates built-in HD television and sound system. This also doubles as the guest room since the sofa opens into a bed. WiFi works throughout the apartment. Meals, entertainment and conversation all focus round the great Victorian dining table – but can also flow out to the private balcony which looks down through treetops to the park, the formal gardens across the Avenue, and the world-famous dance theatre Sadler’s Wells.
An illustrated brochure can be emailed to you, giving more detail of the layout, historic photographs, and guides to the many walkways of this splendid neighborhood, all of which falls inside one of London’s historic and architectural Conservation Areas. We lived in this flat during the 2013-14 academic year and highly recommend it. For academics, it is a dream apartment, with two nicely appointed studies, both east facing with plenty of morning light. The Lubetkin dual aspect design means that the flat has light all day long — something you’ll appreciate during London’s long winter. The location is hard to beat — smack dab in the heart of Clerkenwell, with its fabulous restaurants, Islington’s high-street, and the Barbican theatre/arts complex in easy walking distance. The flat is beautifully furnished, artfully decorated, and in pristine condition. The owner is responsive. So are the estate managers who manage the larger complex. The flat is a 1950 Lubetkin design and has amazing light from both sides. Being located on the 5th floor, the flat also has wonderful views. The placement of a large mirror in the living/dining room further enhances both the views and reflected light. The flat is well outfitted for cooking and entertaining, and for sleeping, too, with a comfortable bed and a pull-out couch to put up a guest or two. I enjoyed doing my work here and had a good internet connection. I frequently traveled for work and when I had an especially early flight, I found it easy to get airport limo services to pick me up right at the building’s front entrance. Neighbors are discreet and polite, and I enjoyed watching the school children playing in the garden below.

I found the Islington neighborhood to be well-provisioned, with bookstores, movie house, several grocery stores, butcher, fishmonger, bakery, diverse restaurants and boutiques. Around the corner from the flat is Exmouth market, a street lined with restaurants of every variety and with popular outdoor food stands at lunchtime.

I enjoyed watching the coming and going from Sadler’s Wells theater across Rosebery Avenue, and felt fortunate to take in performances at this world class venue so easily. The London Symphony and gallery expositions at the Barbican Center are a short bus ride from the flat. The Tate Modern, British Museum, etc., are within walking distance (not short but enjoyable), and the tube and bus service are close by.

I enjoyed living in this flat for three semesters, and would be happy to return.

We stayed at this flat from January 2016 through May 2017. My husband commuted 2 or 3 days per week to Cambridge. I was not working. We thoroughly enjoyed our stay and would love to return some day. The flat has an excellent location with easy access to the Angel tube station and multiple buses running frequently outside the flat or within a couple of blocks. We ended up preferring the buses to the tube for most of our outings. The flat is an easy walk to several groceries, a drug store, restaurants, basic shopping (for all types of routine household items) -- I even bought a new pair of glasses while I was there and had a choice of three vendors within about 3 blocks! Similarly, we had multiple choices when we went to get phone service for our stay. It is remarkable how much is available so nearby. The flat is very homey. It is brighter and cheerier than shown in the pictures as it has large windows on opposite sides of the flat. It was well -equipped with a large refrigerator, stove, microwave and washer/dryer. We found it more comfortable than a more "corporate" flat we stayed in Seattle the prior semester. The multiple rooms (not just a bedroom and a living area) was very convenient since my husband could work while I did something else, and we could each have our own space -- more like our situation at home. The owner provides a wealth of information about the flat that makes settling in easier and is available and responds to questions and concerns. I was lucky enough to reside in this flat for two and a half years, and I highly, highly recommend it. The flat itself is amazing; a wonderful example of modernist architecture, beautifully decorated, spacious, with incredible light. My British friends marveled at the parquet floors and architectural details when they visited! The neighborhood is fantastic—central to so many things in London—shopping, transit, restaurants, pubs, ballet. Neighbors are friendly, and the estate is very well-maintained.

The owner is equally fantastic—very helpful with any questions, extremely knowledgeable about the history of the flat and the neighborhood. He was especially generous during this past pandemic year, and was flexible and compassionate about any issues that arose. The rent is completely reasonable for the location and the flat itself. If I wasn’t leaving London, I would want to stay here for as long as I could; everything, from the flat itself to the location to the owner, has been incredible. Again, I highly, highly recommend this flat.

Having lived in this apartment for 9 months, I happily confirm the accuracy of the description provided by the owner. I can add that the place is quite warm in winter, which was a pleasant surprise (though it also meant the duvets provided by the owner were a bit too warm for me). The neighbourhood is very pleasant, too (immediate neighbours can of course be noisy at times, which is hard to avoid when you live in a flat).
