Classic Flat in Madison's Classic Hood

Experience life in Madison's favorite neighborhoods--Marquette & Atwood. Enjoy the most eclectic, walkable & community-oriented of all the city's 'hoods. Apartment is a nice lower unit in a bungalow-esque two-flat complete with gleaming hardwoods.

Very well maintained: owner occupant is a snowbirder, away for the winter; the other co-owner (her son, me) lives close by and conscientiously manages it during her absence. Furnishings are an eclectic mix of European antiques and Mad Men-era furniture (all in good condition). Kitchen is completely equipped with anything you might need (no dishwasher though). Bed linens, towels, etc all provided. Collections in the house include one of everything(!) from a octogenarian's lifetime of world travel...!

ALL utilities included: Heat, Electric, Water AND WIFI.

The apartment will be entirely, privately yours. Laundry in shared, separately keyed basement. Private 3 season porch.

Backyard gate opens onto bike path to campus--25 minutes away by bike.
Two blocks to main bus lines (3 & 4) and campus express (10 & 38)--25 minutes to campus by bus.

Easy walk to some of the city's best restaurants, bars, grocery stores, coffee shops, and art galleries. Lake Monona is two blocks away. Neighbors consist of a healthy mix of: government workers, retirees, families with kids, grad students, professors, researchers, miscellaneous other professionals, artists, established tradespersons, etc....EVERYONE that makes Madison the cool place it is!

Some things to note:
The rent on offer here is well below market rates. A year-long lease of this apartment would be approximately $1650.

Please look closely at the photos. The furnishings and belongings you see there are pretty much what will be there. It is not a posh Victorian B&B. It is not the Four Seasons. There was no interior designer involved. The international Ikea aesthetic that seems to be taking the world by storm, this is not. It's just a simple abode in an old blue collar hood (now vaguely gentrifying...very mixed) set up in a way that makes my 85-year old mom happy. So please make sure what you see in the photos is ok with you. By & large, what you see is what you get (i.e., the furnishings stay, things on/in shelves stay).

Also to note: This is an old house. Built in 1926. Though it has been well-maintained and all of the mechanicals upgraded recently (new wiring, new hydronic heating, new insulation, etc.), it is still old. As with bungalows of this era, the bedrooms are small. Therefore, the bed is just a full sized bed--smaller than a queen, larger than a single. This would be most ideal for guests who know & understand that old houses have quirks. A McMansion with maid service, this is not.
Things to note on the neighborhood: this is an old neighborhood with a lot going on. Most is positive, all depending on your perspective. In summer, there are nearby festivals--you will hear music if you open the windows. It is sometimes under the flight path. There are trains blowing their horn a half-mile away. Lots of people walk by on their way to parks & the store. The driveway is shared. An exurban manse at the end of a long driveway, this is not.
In sum, with all the fun mix of activities & life, it is no surprise that this neighborhood landed in the American Planning Association's Top 10 Neighborhoods--in the country!

My wife, Pam, & I live in Madison, Wisconsin, a classic Midwestern college town. We are all about mutual reciprocity & respect. We've been told by people in-the-know that we're friendly, respectful, good-humored. SabbaticalHomes has been a fun way to make friends from around the world! Pam is a physical therapist clinical instructor. Mike is a free-lance community energy efficiency consultant and civic activist working on behalf of pedestrians, cyclists and bus riders. He holds a Masters in Geography from UW-Madison. We like exploring places by bicycle, on foot and by local transit. Indeed, when we were searching for a place to settle, we picked Madison because it is very progressive on people-oriented transportation. We really try to be something more than just impersonal landlords; we hope to provide some local perspective that you would never get at a corporate apartment complex. We hope to bring our community alive for our tenants. A big part of my growing up was in Heidelberg, Germany where I so very much enjoyed biking hostel to hostel. I always marveled at the graciousness & eternal patience of the hostels' Hausmuttern und Hausvatern, putting up with a bunch of feral teenagers from all over the world, traveling on their own. In the late 80s Pam & I were both lucky enough to be stationed in Vicenza, Italy where we learned to speak Italian fluently (well, Pam learned "el dialeto Vixentin"!). On our bicycle peregrinations around northeastern Italy, we really came to understand the concept of "La Frasca," the art of making friends of strangers passing through town. Indeed, if you ever need recommendations from happy tenants of ours, past & present, and from all over the world, we'd be happy to provide them!

I stayed for 3 months in Mike's apartment and my experience was great! The apartment is spacious, clean and has all the amenities you might need. Also, the location is excellent. Restaurants, bars and a good supermarket are all at walking distance and the University campus is just a small ten minute bike ride. Finally, communication with Mike was very easy and he was always there to make sure my experience in Madison was a good one. Thus, I highly recommend Mike's apartment if you are looking for a place to discover Madison from!

I stayed in Mike's apartment for 9 months and it was a fantastic experience. Mike is an extremely honest and conscientious landlord. Several times I mentioned that it would be nice to have something (e.g., a light in the garage) and he frequently went ahead and provided it. (In this case, he made it solar powered.) The place is very clean, beautiful old flat. The location is fantastic. Having lived in Madison for a few years now, it is my favorite part of the city to live in -- that block in particular! The best cafes, restaurants, etc, a few blocks from the lake. A short walk to the square or Willy street. Half hour walk to campus, or a quick bike or bus ride.

Mike was very fair with the deposit -- didn't try to change me extra or anything. He returned it faster than was required.

I highly recommend this apartment and Mike as a landlord!
