A Classic Apartment on Madison's Isthmus--1.5 mi to UW Campus

Nice, one-bedroom apartment in a well-maintained 2-flat Victorian in the heart of the very walkable Tenney-Lapham Neighborhood. Beautifully restored woodwork. Gleaming parquet floors & newly installed slate in kitchen & bath. Brand new EnergyStar fridge and EPA WaterSense comfort-height toilet. New-ish gas stove. Classic bathroom fixtures including claw foot tub.

Large windows throughout provide a nice, light-filled, open feel.

Super insulated building. In summer, a window AC does a nice job of cooling the whole apartment. In winter, the modern, ultra-high-efficiency hydronic heating provides very even heat.

On-site EnergyStar front-load washer included.

Nice furnishings: Full-sized bed + all linens (sheets, pillows, towels), chest-of-drawers, living room & kitchen furniture, microwave, kitchenware (cooking pans, utensils, plates, silverware, etc) and vacuum (new Miele) are provided. All you should need is your suitcase!

Easy for a car-free or car-lite stay. One block to coffee, art & lake. Easy walk to the Capitol! Quick bus/bike to campus. Bus lines: 2, 5, 9 & 10 (campus express), 28 (commuter express to capitol, campus & hospitals) and 81 campus late night bus a half block away.

Responsible, conscientious, responsive owner/manager lives nearby (me).

Bike storage in locked garage.

Your apartment is separately locked. There is another, separately locked unit downstairs, occupied by a post-doc.

A note on the house in the spirit of openness & disclosure: It is old. Very old. Though we have done major upgrades and have always maintained it, it is OLD. 1884. It is not perfect. There is a slight slant to the floor. But everything is serviceable & comfortably habitable. All that said, it is probably in better overall condition and livability than 95% of rentals of its age in Madison. So it is most ideal for people who understand & are used to the quirks of old buildings. It is not the suburbs. It is not a modern high-rise.

The Neighborhood: Tenney-Lapham, on Madison's isthmus, is one of the most beloved neighborhoods in the city. It is very walkable, very convivial. It is a mix of grad students, young professionals, families headed by professionals, blue collar workers and service industry workers. Many of all of the above are involved in a myriad of creative pursuits Madison is known for. This neighborhood captures everything that makes Madison the easy-going & fun place that it is. It is close but not tooooo close to the campus action.

Nearby locales: Taguara, a Venezuelan restaurant, is a new & much loved addition to the hood; it is a block away. Johnson Public House is, in my opinion one of the top three coffee houses in town; it is across the street. A classic sole-proprietor bike shop is across the street. Burnie's Rock Shop is a rockhound's/jeweler's paradise, beloved far & wide, just down the block. Half a block away is a classic owner-operated corner shop. But wait, there's more! Too much more for me to list here....!

Tenney Park, 3 blocks away--Picnic Central in summer, Ice Skating Central in the winter. (Skates are rented there, so anyone can enjoy it.)

James Madison Park is two blocks away. It is famous for it's bathing/frisbee beach during our two weeks of summer. The rest of the year it is a great place to watch waves freeze in mid-curl!

Last, and least, depending on the season, there might be a car parking space available for rent on site (just ask). There is usually an on-street parking spot within a block, but driving and parking around here is (thankfully) not suburban convenient. The city's parking restrictions are byzantine (to put it mildly). I don't own a car, so I can't explain them.

My wife, Pam, & I live in Madison, Wisconsin, a classic Midwestern college town. We are all about mutual reciprocity & respect. We've been told by people in-the-know that we're friendly, respectful, good-humored. SabbaticalHomes has been a fun way to make friends from around the world! Pam is a physical therapist clinical instructor. Mike is a free-lance community energy efficiency consultant and civic activist working on behalf of pedestrians, cyclists and bus riders. He holds a Masters in Geography from UW-Madison. We like exploring places by bicycle, on foot and by local transit. Indeed, when we were searching for a place to settle, we picked Madison because it is very progressive on people-oriented transportation. We really try to be something more than just impersonal landlords; we hope to provide some local perspective that you would never get at a corporate apartment complex. We hope to bring our community alive for our tenants. A big part of my growing up was in Heidelberg, Germany where I so very much enjoyed biking hostel to hostel. I always marveled at the graciousness & eternal patience of the hostels' Hausmuttern und Hausvatern, putting up with a bunch of feral teenagers from all over the world, traveling on their own. In the late 80s Pam & I were both lucky enough to be stationed in Vicenza, Italy where we learned to speak Italian fluently (well, Pam learned "el dialeto Vixentin"!). On our bicycle peregrinations around northeastern Italy, we really came to understand the concept of "La Frasca," the art of making friends of strangers passing through town. Indeed, if you ever need recommendations from happy tenants of ours, past & present, and from all over the world, we'd be happy to provide them!

I stayed for 3 months in Mike's apartment and my experience was great! The apartment is spacious, clean and has all the amenities you might need. Also, the location is excellent. Restaurants, bars and a good supermarket are all at walking distance and the University campus is just a small ten minute bike ride. Finally, communication with Mike was very easy and he was always there to make sure my experience in Madison was a good one. Thus, I highly recommend Mike's apartment if you are looking for a place to discover Madison from!

I stayed in Mike's apartment for 9 months and it was a fantastic experience. Mike is an extremely honest and conscientious landlord. Several times I mentioned that it would be nice to have something (e.g., a light in the garage) and he frequently went ahead and provided it. (In this case, he made it solar powered.) The place is very clean, beautiful old flat. The location is fantastic. Having lived in Madison for a few years now, it is my favorite part of the city to live in -- that block in particular! The best cafes, restaurants, etc, a few blocks from the lake. A short walk to the square or Willy street. Half hour walk to campus, or a quick bike or bus ride.

Mike was very fair with the deposit -- didn't try to change me extra or anything. He returned it faster than was required.

I highly recommend this apartment and Mike as a landlord!
