Sunny, spacious, ultra-calm and comfortable, ground floor 71m² 2-bedroom apartment with private yard. Superbly located steps from the Seine; across the bridge from the Jardin des Plantes (10 minute walk), around the corner from the Arsenal Marina, and close to the fresh market scene at Marche d'Aligre and surrounding shops, cafes and restaurants. In a calm, friendly building with a full-time/live-in concierge.

The large living room includes a sectional sofa-bed, Wi-Fi Internet and tv set and a dining area with table for six and/or workspace for 2 -3 computers and has direct access to the backyard. The kitchen is fully equipped and stocked with all cooking utensils, a refrigerator/freezer, induction stovetop, sink with drying rack, convection oven, toaster, dishwasher, electric tea kettle and fancy magimix nespresso, also has direct access to the backyard.

Separated toilet room and bathroom, with bathtub and washing machine/clothes dryer (yes! a dryer in Paris!), hairdryer, iron and ironing board. Large closet in the hallway.

Two bedrooms, each with ample built-in closets and shelves. The master bedroom has a queen-size bed and the 2nd bedroom/home office has an American single size daybed, and can add a second single bed as well. Both have direct access to a second private side yard.

The yard is lined by jasmine vines, and has an apple tree that blossoms in the spring, and a vegetable patch/planter (we can recommend a gardener to help if needed). Previous tenants left behind a compost bin, yours to use if so inclined.

Kid-friendly: Baby and child accessories (high chair, indoor and outdoor toys, etc) available upon request. Ground floor means easy stroller access and that your kids can crawl, jump, run and wrestle to their hearts’ content without worrying about squeaky floorboards or cranky neighbors (key!).

Walking distance to Jussieu; direct link to INSEAD via the train at Gare de Lyon; nearest metro stops are the strike-proof Gare de Lyon (lines 1 and 14 are automated), Quai de la rapee (5), Bastille (1, 5, and 8) and Gare d'Austerlitz (10 and RER C). Multiple bus lines service the area.

Morgan’s apartment is a gem. The photos are accurate and it is just as described: modern, spacious, clean and kid friendly. The flat was very recently renovated, most everything was completely brand new. It is also wired with high-speed fibre internet, ideal if you need to do work from home.

As mentioned, the location is great. We loved being able to get fresh produce from Marché d’Aligre. We had everything we could want within walking distance: boulangeries, wine caves, butchers, fish and seafood stands, pastry shops as well as larger chains like Monoprix and Marks & Spencers.

The owners put in a lot of thought into the comfort of their tenants and invested in quality appliances (rare for a rental), comfortable bedding, and efficient cookware. Not having to think of purchasing child equipment (high chair, kid dishes and cutlery, etc) was also huge plus.

Last but not least, a private yard in Paris is a luxury. It was our little oasis of greenery, fresh air and sunlight. My daughter went on daily snail and ladybug hunts. My husband and I enjoyed our lunches / aperos on our “terrasse”.

The the flat is in a well-maintained, modern apartment complex. Thick walls means no issues of noise from neighbouring flats (a frequent problem in other older Parisian buildings). There is a main gate with a gardien to enter the complex and we always felt very secure.

Morgan and his wife are excellent landlords, hospitable, communicative, and quick to manage repairs and tenant requests.

We loved staying here and would recommend this flat without hesitation.
