A haven of green and light in the centre of Rome: totally silent independent house with a large roof top terrace and a lush private garden.

Our family home is a rare oasis in the heart of Rome, it measures 90 square metres and provides total seclusion and silence because it is located on a pedestrian road and it is surrounded by a private 70 square metre lush garden and covered by a 27 square metre roof terrace. It is an ideal home for research, writing and entertaining. All the rooms, except for the bathrooms and kitchen, open onto the private garden.

Located between Trastevere, the Gianicolo and the Vatican it is within walking distance from Rome's major libraries and archives (the Vatican Archive and Library, the Archivio di Stato, The Hertziana Library etc.); it is also within walking distance from Piazza Navona, the Spanish Steps, Campo de' Fiori, the Pantheon and Santa Maria in Trastevere. Public transport is within 3 minutes’ walk as are local food shops and a supermarket, post-office and banks are all within 10 minutes' walk.

The house is flooded with light and has two bedrooms with built-in wardrobes (a master bedroom with a double-bed and second room with a small queen size-bed and an en-suite bathroom). The extremely spacious open plan living and dining room boasts huge windows onto the garden and is perfect for entertaining; the large office with its glass sliding doors opening onto the garden, and large bookshelves, is ideal for quiet study. The small kitchen is fully equipped (including a dishwasher) and a pantry, with a washing machine, provides additional storage space. The main bathroom has a tub.

There is also a piano, a record and cd player, a TV, a printer, fast wifi throughout and independently controlled heating. The master bedroom and open plan living and dining area have wooden flooring, and the large office and second bedroom have 'cotto' tiles. The house is beautifully and lovingly furnished throughout.

The large and lush garden and large terrace are well appointed (thanks to our wonderful gardener whose services are included) and are fully furnished with tables, chairs, BBQ, loungers and large sun umbrellas for you to enjoy and entertain friends in the heart of one of the most beautiful cities in the world. The house is ideal for a couple and/or a couple with 1 child. Cleaning (3 hours weekly) is included in the price and more can be negotiated –albeit at your expense.

I lived in Donatella's apartment in Florence for three months and it was a truly wonderful experience. The apartment is small, but totally lovely and the perfect space for one person to work and relax and enjoy the best of Florence. It is in a very quiet neighbourhood in a quiet street and the art books that fill the shelves are good company. Besides the apartment has got everything you could possibly need to cook and entertain friends and enjoy life. Donatella is a one of a kind landlord, very attentive, kind and efficient and went out of her way to make my stay as pleasant as possible and solve all kinds of problems which were not even her issues to solve. I am greatly touched and grateful for everything she did for me. All the beauty and attractions of Florence are just outside the doorstep and one can walk everywhere in no more than 20-30 minutes. I can not recommend staying in this apartment strongly enough and if I ever come back to stay in Florence I will definitely try to get to live here again. Excellent rikka 6/23/2019 7:57:00 AM
The landlord’s description of this property is very accurate. We had intended to rent this lovely flat for one year, but we loved the flat (and Rome) so much that we stayed for three years.

The location is convenient to the bus system and to major sites in Rome, from Saint Peter’s Basilica (less than a ten minute walk) to the center of Trastevere and to Piazza Navona, the Pantheon and the rest of the historic center. Also close (a ten minute walk) to the Stazione San Pietro, so you do not need to go to the central train station (Termini) for some trains.

Despite its central location, the house is off a quiet street and away from traffic noise. There is no air conditioning, but we never felt the need for three years due to the surrounding garden and trees. All windows and sliding doors are also fully screened. The landlord was very kind in agreeing to have the screens installed, as well as a new gas stove and refrigerator. The wooden flooring was recently completely refurbished.

The landlord has always been very responsive.

Refers to listing # 124357 (Rome): I had left a review for this place, but the owners changed its location in the sabbatical homes site. The place, the location and the garden are fine, but the whole place needed a serious refresh in 2016, mainly electricity, humidity and a lot of stuff crowding the cupboards. These problems may have been addressed. My main complaint was that the owners kept 1050€ of the deposit, on the basis of a piece of paper with no legal value in Italy. This was done after the final visit of the flat with the owners when nothing was mentioned. I still do not understand what the problem was. This should not be the behaviour of members of the academic community. For this reason, I would recommend not to leave a deposit and to make sure that potential tenants know what they are getting themselves into.

RESPONSE from Lister: What happened with Anna was indeed most unfortunate; as our other reviews show, we have never received complaints about ourselves or our properties, rather the contrary. Security deposits are a common feature of tenancy contracts (as Sabbatical Homes too recommends, see https://www.sabbaticalhomes.com/NewsArticle.aspx?id=199) to protect owners against tenants who, like Anna, damage properties. Anna was fully briefed, in writing too, about the damages she caused and the necessary charges for the repairs, yet chose to go to the law about this. Her lawyer agreed that the partial sum of her deposit we retained was fully justified to make good the damages Anna caused. We very much hope that, three years on, Anna can finally put this situation behind her and move on.

About listing #111598 (Florence) - A perfect traditional mezzanine studio flat in Florence. Great location, a stones throw from Ponte Vecchio and all the amenities but on a quiet street. Great for anyone who has an interest in art or art history as the bookshelves are crammed with relevant books. About listing #111598 (Florence) - The studio apartment was situated in the perfect location. We were able to enjoy the delights of Florence and its regions for 4 weeks from a position within a few minutes’ walk to the local buses and 15 minutes’ walk to SMN Station. We enjoyed easy access to the apartment and excellent communication with our helpful, kind and attentive host.
