Shared-space tenant for quiet, friendly, historical home in NJ near Philly

I am looking for 1-2 roommates (couples okay) to share my space this fall semester. I have a very large, 4 bedroom twin apartment with a sizable yard, four floors of space, gorgeous updates and hardwood floors, in a historical home. This neighborhood is well known for its amazing schools and walkable shops/restaurants, hiking trails and of course, its proximity to the speed line into Philly. You'll be between "the shore" and the city. I'd like a graduate student or mature student and/or couple/pair to stay. I would be asking someone to take the entire 3rd floor (two bedrooms) but I also have a bedroom on the second floor (my floor) as an option if it fits our arrangement better. My rental is female or LGBT friendly, but couples and men are welcome to apply and see if it's a good match. I would also consider a parent and older or well-behaved child if it's a good match (2 people only). I'm asking a minimum of 1 month stays, but would be happy to have someone stay through the end of the fall semester, and I can do a month-to-month plan as long as rent is paid up front with 30 days notice of leaving. I ask for a security deposit as well. There are 2 cats present in the house. I'm an animal lover and can welcome cat-friendly dogs, other cats, or pets. The yard is extremely large and offers and extra opportunity for privacy, as does the house which has many rooms on four floors: living room, kitchen, dining room, full basement, plus three rooms on second floor, two rooms on third floor. Two full bathrooms. The appliances are all newer, the kitchen is completely updated with granite countertops and it's a light-filled space. The home is a "twin" (attached to another building). I'm a quiet individual who is friendly and agreeable, and I appreciate transparency and clear communication. No smoking in or near the house. I want a tenant who is equally concerned with each of us having a comfortable space that serves our needs--and making sure we respect that in a family-style environment. I appreciate my privacy but also love to develop positive relationships and get to know people. Not all of the rooms are pictured; rooms were not furnished when photos were taken. I provide furnishings but you can bring furniture if you'd like. There is ample closet, garage and basement storage to share.
